That stretch of Pembina looks even more neglected and forlorn with all of the action happening once you get south of Chevrier. I mean, even then it's not like South Pembina is some kind of urbanist paradise but at least there are newer developments with multiple storeys.

The stretch of Pembina through the northern parts of Fort Garry kind of looks like a dusty old town's sleepy main drag, at least as far as the buildings go. Lots of worn out little one and two storey builds.

That's fair. It doesn't exude the type of luxury one would expect from a historic building being converted to lofts, but I think for the Winnipeg market they're quite nice.

... especially in River Heights - they probably could have gone all out. There's not really any high end apartments in RH I can think of, but probably a sizeable market.

I'm very curious what the amount of light is like in some of those units, especially the east facing ones. Even on the west, with the balconies being recessed, that's got to lower the amount of light fairly substantially being that those are the only windows.

I was going to put this in the restaurant thread, but thought it actually deserved a bigger space: Hy's is building a patio at Portage & Main. There's some hoarding up for minor renos to turn one of their current windows into a door out to the plaza... makes Scotia & BMO using the corners for private offices sting even more.

Hys.
Building a patio.
On Portage & Main.
One of Canadas most upscale dining chains.
One of Canadas windiest & noisiest corners.
One of the most sketch parts of downtown (especially at night thanks to concourse underground/drunken crowds/junkies & when security isn't bothering to do anything nearby whatsoever, unless WPS has the SWAT team doing laps through the concourse armed to the teeth).

What could possibly go wrong? Unless Hy's is building some sort of Earls-esque "indoor patio" with actual security versus Paul Blart going around the Richardson in a Segway, all I can see out of this is disasters, lawsuits, infinite refunds of $300 meals & people choking on gas fumes from the intersection (if not the sirens, buses or modified cars making constant noise) while the servers & busboys are trying to shoo away the homeless junkies running around with machetes in the middle of downtown Winnipeg... Hy's can't be THAT stupid, can they?

Plenty of patios in the gastown area of Vancouver, and they have their fair share of homeless drug addicts and douchebags doing burn outs in sports cars as well. I'm sure a new patio in Winnipeg will do just fine

Last time i was in Gastown, on a very nice sat afternoon, its wall to wall tourists and a very vibrant neighbourhood, also that day saw a guy trying to open car doors he must have check 10 cars while i was watching, then sat down on a patio for lunch and someone had their bag stolen off the patio, $800 camera gone.

OMG! Really? I suppose The Grim Reaper strikes ..What a Ray of sunshine....
What about beheadings? Assault rifles? Spitting? feces throwing?
Anything else?

It's amazing how this intersection that they claim is completely devoid of any humanity and should remain a car paradise, is also one of the most "sketch" parts of downtown... what's gonna mug you there, some broken concrete barriers?

You worship at the altar of capitalism right? A private business, with no government interference or money, decided to open up a patio outside of their business. Shouldn't you be bending over and lubing up to thank your corporate overlords for their wisdom and grace?

Earl's is moving into the base of 300 Main by summer's end. They'll have a patio there too. Could be a trend...

^ maybe Earls and Hy's can go halfers on some armed guards to keep the undesirables at a distance.

I, for one, am excited to see more patios in downtown Winnipeg. Especially at Portage and Main. Fear of homeless people shouldn't be a reason not to continue developing and opening up the downtown...

I hear they are putting up temporary patio fencing so they can open for the summer months while they wait for the permanent glass fencing for the patio. Looking forward to seeing it when it's complete!

Pretty sure its well known here I wasn't in favor of the planning for opening Portage and Main (over the significant lack of details, not if the project had merit). That said Hy's has long operated in that location and should have a good sense of what they might be getting into. Pretty sure the bigger issue with downtown isn't so much the undesirables that take over the area after 5 pm but rather that no one is there.
