Right, my bad on my poor writing discrediting any non-residential use at-grade, it just seemed... well, don't count your chickens folks. I don't know how many "pre-application" sets of renderings or drawings I've seen...

It's no a back street, so not optimal for retail anyways.
The bamboo poles just look like decoration. The wraparound balconies would be the same as any other (think Concord Brentwood) and can be structurally sound without stays.

Concord Brentwood has a concrete structure, and this building is supposedly CLT. I can see how the individual pop-out balconies can work with that system, but I don't know about wrap-around balconies. No doubt that's been worked out, but until it's an actual application we don't have the details.

I would just assume that the beams extend out.
Also, it looks like many of the wraparound balconies are on setback floors, so the extension may not be the full depth of the balcony.

For the balconies on a timber building I don't think they are usually CLT themselves. I typically see them as separate (on residential, anyway), like a "floating" or "clipped on" system. The last one I was looking at was Main & Cordova by MA+HG (I think they're inset juilet style?).

Code is really sticky still on structural timber being exposed. I don't think you can have it exposed yet inside your condo, for instance.

The architects say "Opting for materials with a low-embodied energy, the design comprises a bamboo CLT structure and cladding, with only the lift and fire stairs using concrete to comply with the local building code." (They're in Dublin, Copenhagen, or Lyon; lift = elevator). At least they're aware there's a local building code! (In Calgary they're working with Casola Koppe Architects, who don't seem to have worked outside Alberta, so no doubt there's a local architectural firm working with them here too).

I'm struggling to understand how they would propose to get 19-storeys when the Cambie Plan clearly says 12-storeys max. Maybe there's another rezoning policy that trumps the Cambie Plan?

Correct and it might be a short in the dark, but again that's what I mean by pre-applications are sent and discussed with the City all the time to see who is willing to entertain what, from either Planning to get behind or right up the food chain to council / mayor. They're more talking pieces, the ones I've seen. To "get the ball rolling", in a sense.

I kept writing but deleted it because at this stage these are the facts. Everything else is "make believe". A Client of mine in 2019 sent some 30-something tower enquiry and nice renderings to the City and it'll never happen, or it might in 10 years if we keep at it and policies change, but I just picture you guys on this forum drooling at the nice photos thinking it'll happen.

I honestly think most people don't really even care about it since it's not 70 stories tall.

You mean like a well-known Downtown developer hiring a fancy out-of town architect to design a 'key worker' residential tower in the heart of the CBD where he knows full well that there's absolutely no policy to support it, and plenty of justified policy that says it shouldn't happen?

I'm surprised this wouldn't just extend all the way from Lord to Cambie. That thin strip of vacant townhomes left behind looks only wide enough to support new townhomes. Any idea what is actually proposed there?

Indeed... very distracting click-bait. Definitely more 🞵🞵🞵🞵 than talking about by-laws, 5-minute neighbourhoods, council deferring votes for a year on more low-scale rental housing, etc...

Why is the province and City of Vancouver promoting segregation and inequality by making housing that sounds like it's paid 100% by the province accessible only to one racial group? I thought we have moved past treating people differently based on their backgrounds.

Because "Despite accounting for only 2.5 per cent of the population, according to the 2016 census, Indigenous people make up one-third of all those experiencing homelessness." Your comment suggests a lack of understanding of how much damage treating indigenous people "differently" over decades has done to many of them. If you hadn't noticed, there's been quite a bit in the news recently on the topic.
