There was a high rise proposed for the former Dragon King at Harvey and Pandosy, but now it looks like another restaurant is about to open up there, so who knows.

A large, continuous section of the Capri Mall is now empty. Winners moved out a few years ago, and now the Urban General store next to it has closed, and a women's clothing store next to that has also recently closed. I'm wondering what this means for the redevelopment plans for the mall? For the past few years a halloween store has set up shop in the old Winners, but it doesn't appear the mall management has even bothered to find a permanent tenant for that space. The first development at Capri was originally proposed for the Southwest corner of the property, but that would take up valuable parking for the gym and grocery store which are still very active parts of the mall. Might make sense to redevelop the empty section first instead, or at least the parking lot in that area, move the grocery store into there, and then redevelop the grocery store section, and so on.

^ Interesting. I wonder what kind of mixed-use project they're going for. 109m is still pretty dang tall for that area.


In other news, the Lakeshore project was passed by council last night.

I really like the design of that proposed tower, also good for Lakeshore! Hope it gets moving quickly.

I know some on here complain about the podiums but over all for a smaller metro Kelowna has actually been really lucky with generally pleasing / handsome tower projects.

I think this is an understatement.

Kelowna is applying at least some lessons from the mistakes of the big city that are only obvious with hindsight.

The build forms are generally quite pleasing for a town that's just at the genesis of its densification.

Rutland Roundup

Just took a quick drive through Rutland today and snapped some "on-the-go" photos of a lot of the medium-density stuff going up all over the place around there. In addition to these photos, I also noticed new construction fencing going up around the Heritage Christian school site on Hwy 33 which had a recent application for a couple of medium-density apartment buildings.

Rutland SOHO - near corner of Hwy 33 and Hollywood


Willow Park mixed-use building - parking lot of Willow Park Shopping Centre. Looks like 5 floors of residential above ground level commercial. They have cleared out the parking lot area between the McDonalds and Wings for this.


Luxury apartments on Aurora Crescent directly behind Value Village. Not a great photo but the road is currently closed so I couldn't get any closer.


"Alcove" - a 5-storey apartment building on the corner of McIntosh & Dougall - site prep is underway


SOLE Rutland - corner of Rutland road and Leathead/Bach



Costco Site - Baron and Leckie roads. Site has been cleared, lots of heavy equipment on site now.



Former SD23 office - corner of Baron and Dilworth, right next to the farmers market. Big pit has been dug there so far. Based on the location of the hole, it seems like the possible future high-rises would be right along Baron road between Dilworth and Underhill. This shot is looking toward the mall from Underhill.


Just for good measure I got a couple shots from downtown and several angles of Landmark 7.

Too bad they didn't fully go with the staggered mullion curtain wall system in Landmark 7 instead of mostly making it a taller version of Landmark 6.

I love what's going on in Rutland though.

I noticed the owner "Stream Property Partners" also purchased the adjacent Scotia Bank building at Bernard/Ellis about six months ago.

Nice to see areas like Rutland densify in this way, it is much more appropriate density, and the kind of density that will keep the neighbourhood feel

How tall is Landmark 7 supposed to be? 23 floors, but whats it's height?

Some more details on the Civic Precinct proposal at 350 Doyle. It will include underground parking (rare treat), street level commercial to continue the Art Walk, 2nd floor commercial office space, and then storeys 3 to 13 will be 316 rental housing units.

No renderings, but pretty exciting to see another major rental project going in downtown. The street level experience should be quite good as well, with the U/G parking. Great to see more downtown office as well!

Agreed. The density added so far is neighborhood appropriate, and so are the build forms.

Kelowna is doing well in this regard.

I hope Pandosy is capped at the 12 floor mark, no need for taller there.

Downtown, let sky be the limit.

And elsewhere, lets stick to low rise.

This is all great for the City. Bring on the additional units.

Some mid rise mixed use buildings at the corner of Hwy 33 and Rutland could be appropriate but no more than that.
