Va-Hi (and Poncey-Hi) are great Atlanta neighborhoods that are being crippled by clueless out of town property owners who crank the retail rents so high that no one will ever rent them out and NIMBYers who have diluted priorities.

It's been almost a week since demolition has started on the 2nd Phase of the Interlock - the one with the Publix fronting Northside Drive. The building was nearly demolished a couple of days ago.

That stretch of Northside Drive is starting to look more urban.

Three thoughts: 1) Not a bad looking building. 2) A black building in Atlanta? Good thing it never gets hot here. 3) Look at the size of the calves on those people!!

Poncey-Highkand recently up-zoned the neighborhood’s corridors for much more density than allowed today. PH is much more progressive than VH.

Planning permit filed today to rezone for two 12-unit buildings at 60 Walthall st, just south of the Inman Park MARTA station and a few block from the Wylie st Beltline trail.

Nice and toasty on those bitter Atlanta winter days though. Yeah, calves, nobody skipping leg day around Atlanta.

I like the Edgewood Ave proposal. This and the Indie will be a nose dose of housing for the area. Time for proposals to pop up along DeKalb and Edgewood Ave to complement the growing node.

60 units of affordable housing planned near the MARTA West Lake Station, just north of Westview cemetery.

More townhomes planned for 549 Pryor in Mechanicsville.

Building permit filed for a new Nelson Street pedestrian bridge connecting Castleberry Hill to south downtown. if reports from 2018 are still accurate, the $5 million cost will be covered by the gulch developers (CIM).

Am I reading this correctly that Middle Street Partners will not be returning to a future DRC meeting with updated plans for 1081 Juniper (Einstein's/Joe's), but rather will email the updated plans?

If so, we likely won't see them, correct? What's the next step, then, for this project to move forward? Permitting with the City?

Re: the Midtown DRC meeting yesterday on 1200 Peachtree (Old Norfolk Southern HQ). Don't know how many of you had a chance to tune in but it was a spicy one. Cousins was represented by John McColl (Executive VP of Development). Let's just say he was snarky and resistive to any and all feedback from the committee.

The DRC had four seemingly minor asks of Cousins:
1) Consider widening the sidewalk along Peachtree to Midtown Alliance design standards specifically at the SE corner of the site between 1200 and 1180 Peachtree. Cousins complained that would require moving existing utilities - after some grumbling they finally decided to take a deeper look at what it would take to get it done.

2) Add an EV charging space at the drop-off/parking area. This one really set Mr. McColl off. I don't think he's buying a Tesla anytime soon.

3) Move an oddly located new bicycle storage room from the middle of the drive aisle to a safer location along the pedestrian realm at the back of the building.

"We're creating this nice pedestrian green space and you want me to put a big ugly box down in the middle of it, sorry but we're going to have to agree to disagree. I don't want to have to worry about getting hit by a bike as an office employee" -Mr. McColl

"As a cyclist, I'd rather get hit by a pedestrian than a car" -Karl Smith-Davids, Midtown Alliance (+10 cool points Karl)

4) Include a ramp for the future planned pedestrian crossing to Colony Square. When it was mentioned North American Properties was supporting the design and construction with the assistance of Midtown Alliance and CoA again McColl was set off: "you want for me to pay for that on my dime, who's going to reimburse me for those costs?"

While I understand this is a renovation of an existing building, it was not a good look on Cousins part. We may collectively be a little hard on our city design leadership but that meeting made me thankful we have organizations like Midtown Alliance and the Midtown DRC. We can and should always ask for more but at the very least they hold our developers accountable and force them to take even a basic look at improving our bike & pedestrian infrastructure. #EndRant

According to What Now Atlanta, a 19 story Residence Inn by Marriott is planned just across the street (northeast) from the Center for Civil and Human Rights, immediately south of the new Generation apartments.

100% - it was cringe worthy.

Talented team with TVS leading architectural design and Kimley-Horn leading civil design but the conversation was completely dominated by McColl's outbursts. Curious since Cousins is typically a great civic partner (i.e. collaborative related Arts Center Plaza project linked below). If I were Cousins, I might schedule the next meeting for when McColl is out of town.

Sounds like someone is used to getting whatever they propose. Is it unusual for an executive to attend the DRC meeting?
