It looks like they're proposing about the same density but have dropped the hotel and substituted a modest retail and local office space, and added 98 units and 9 floors to the residential tower.
I think that's the third hotel in Surrey to be dropped; the GEC tower had hotel floors a few years ago, and the Avani tower with a Hampton in the podium has ground to a halt.
(Janda had the previous design for The Terraces condo building in Coal Harbour before selling the site to Port Developments, who have started construction on their design but have now put that project into receivership).

Hotels in the suburbs were mostly used for business purposes such as conventions or corporate training, however these were declining in recent years due to the seminars and meetings going more virtual. The Sheraton in Guildford saw a dramatic drop in visitors between 2005 and 2017. The Sandman in Guildford was fortunate enough to secure business from CHL hockey teams that play in the Langley Events Center. However they are apparently struggling to secure a tenant for the restaurant downstairs (Moxies was already planning to close pre-pandemic and eventually closed).
