I don't think those are on the short or even medium term horizon, more placeholders in the plan than anything else at this point. I am really looking forward to the Island Park NIMBY's coming out for the killer shadow protest if and when they do get launched though!

Haha, with the extreme housing/rental shortage in the city, you'd think these NIMBYs would realize these projects help them more than not...

You are certainly not optimistic. I hope you are being facetious. If not then what are your reasons for thinking any of this is or will be true? Carling Ave is not unique and there is no award winning architecture anywhere on Carling Ave. What is wrong with renters, especially given the high cost of home ownership now?

I read an interesting article the other day about the upcoming apartment boom in Ontario and most of Canada, primarily driven by immigrants and refugees. We will likely see 30-50% increase in immigrants the next few years to make up for losses in 2020-2021. Apparently the average new Canadian rents for 5-7 years after arriving and all of these rental projects will fulfill that need. Sometimes I wonder who makes all of the decisions about which projects will go ahead but, given the money that is involved, I would bet they have very specific projections for rental demand coming up. This is going to be a very busy area in 10-15 years. I just hope there is enough mixed use and retail to provide goods/services to all of these new tenants without having them trek across town.

Agreed. Anything that can somewhat obscure that white monstrosity across the street is a good thing IMO. It's going to be quite the little node at Carling/417 with 9 towers on this side of the highway and multiple more just West on the other side.

LOL. There are several dozen highrise buildings in town way uglier than that one. This isn't even 40% up the Ugly Ottawa scale.

The balcony reclad definitely brought it down on the list. But taken into account its height, isolation, total exposure (200 feet from the 417), and general horridness I would put it in the top 10%

I'm kind of a fan of this one. The zig-zag balconies make it stand-out in a positive way from the traditional 70s commie-blocks.

I was looking into this development further and it seems like the City is backing it pretty strongly, so fair chance we see the development with the two 120m 36 floor towers (which is going to be monstrous for the direct area). They are definitely different than other towers so I can't wait to see them come up.
