it feels very LA. i dont know if thats a good or bad thing. i worry about all that pristine white getting stained in a couple years. i also dont think back concrete panel portion really works, every time i see it i think REI climbing wall. someone could easily mistake the building for a fancy gym.

I don't love the design either but the concrete portion is very clearly an auditorium with the convex shape. The whole thing reminds me of Finlandia Hall by way of Santa Monica.

So I guess I'm a man alone because I think it quite honestly looks like a disaster.

To each their own, although 'disaster' is hyperbolic, to put it mildly - I personally like it because it has different shapes, textures, colors than what one would normally see on that stretch of Halsted, but that's just my opinion.

Okay "disaster" was for effect. I would say I'm looking for the primary gesture in the design and I cannot find it. That is usually how I determine if a design is overwrought and convoluted. And of the elements there are, I see gimmicks.

I said this would happen. The Taco Bell was better.

I actually kind of like it! I think at the very least it sets a good precedent for more out-of-the-box designs outside of the downtown core.

When I lived in Gold Coast and wanted to get to various parts of Wicker Park, Logan Square, Avondale, etc and not take uber, cab, etc I'd take a bus across and transfer to the blue line at this intersection (and on the way back wait for the bus here). It's pretty crazy how much this intersection has changed from 7 or 8 years ago. Those high rises will get a lot of publicity but the 2 new/new-ish midrises here on Milwaukee are examples of things that can actually have even more impact on the urban fabric of a place, including its density.

My post was not a compliment either.

Visions for 47th street: (maybe this was posted already?). I think for this spot: https://www.google.com/maps/@41.8094...7i16384!8i8192

https://blockclubchicago.org/2021/05...-to-neighbors/

the contenders:

I'd steer clear of the misspelled "Building"

This isn't really news, but it appears that Target is building out a space on the NW corner of Lasalle and Ontario.

I don't know but I hope the units above have windows on the bottom to watch (though that means no skirts...).

That's a pretty huge development from the 'livability' standpoint of things.

It's developments like this throughout various neighborhoods that makes car ownership less and less necessary

Building permit was issued yesterday for the huge piece of land at 4830 S Western Ave, next to the Western Orange Line stop. This is technically in Brighton Park but right next to Gage Park and Back of the Yards. The estimated cost on the permit is $55M and it's for a brand new 17 acre park with a new field house, playgrounds, artificial turf fields, etc.

Apparently Brighton Park is one of the 5 most "open space deprived" community areas in the city. A new 17 acre park should help a bit with that. Apparently this alone will double the green space there.

The Park District is moving their HQ here, from downtown. A few renderings and a link to the YouTube community presentation from last year:
https://news.wttw.com/2021/03/10/par...rk%20community.

Formerly industrial land - it's been vacant for a decade:
https://www.google.com/maps/place/48...!4d-87.6843535

Side note related to this: There were 3 new SFH permitted to be constructed on vacant land on Maplewood adjacent to this site at the end of March. Also a few more at the end of 2020 on some vacant land a block or so NW of it. Who knows, maybe it'll bring some more investment to the general area in terms of residential.

April home sales way up—and not just from weird 2020

https://www.chicagobusiness.com/resi...ust-weird-2020

Quote:
Home sales in April were sky-high in April compared to the same month last year—not surprisingly given that April 2020 was when everything hit the skids.

But compared to the market’s five-year April average before the pandemic, last month still looks explosive.

In a nine-county metropolitan area, 12,142 homes sold last month, according to data released this morning by Illinois Realtors, a statewide professional group. That’s up nearly 40 percent from April 2020.

In the city, 3,283 homes sold, an increase of 59.6 percent from the April 2020.

..

Because April 2020 was such an outlier, Crain’s looked at the average for April sales in the five years prior to 2020. From 2015 to 2019, the metro area averaged 10,198 sales in April. The number of sales last month was 19 percent more than that average.

In the city, the five-year average for April sales was 2,616. Sales in April 2021 were up 25.5 percent from that.

In the metro area, the median April sale price was $310,000, up 14.8 percent from a year ago. It’s not feasible to do a five-year average for this figure, but it’s worth noting that home prices were up in April 2020, unlike the number of sales.

..

In the city, the median sale price in April was $374,000, up 10.7 percent from a year ago. In seven of the past nine months, city median sale prices have been up at least 10 percent from the same time a year earlier.

Nationwide, the median April sale price was $341,600, up 19.1 percent from a year ago, according to data released separately today by the National Association of Realtors.
Everything way up and still nationwide it's crazy. But whether that's a good thing or not to still have some crazy growth but not as much as the national average?
