The density of the core is very nice. Now just need to grow the footprint to have that kind of density over a larger area.

No. Never. That is a relatively intact neighborhood with a cohesive architectural form that is starting to merit historical mention as well (it is our only intact mid-century modern area). Keep the upzoning around this area to major corridors only.

Heritage, on the other hand, has architecture that is disparate and is reflected in better examples and more intact neighborhoods in other areas of the core. An overlay there would more appropriately extend the current urban core. A North University overlay would also be appropriate for similar reasons. A Highland overlay would also make much sense with Project Connect corridors converging in this area almost as well as in Downtown.

Yeah, it was really something. We went to my brother's house to pick up a computer he was working on for us, and the Mammatus clouds were overhead. Then we got home and the sunset was beautiful. By the time we got home and I got my camera, it was too late.

Block 185 makes everything else in that picture look like blocky filler. We really need the Republic so it doesn't look like we only have one standout building on the skyline.

Nice. I really like the white trim on Block 185. Whatever material it is, I'm liking the way it highlights the lines on this building. I actually really like the north side of the building, too with those lines. Contrast is important.

So it's 97 blue boxes, instead of 87, as I claimed in my post on the Horizon Bank thread. That sounds about right. It's nice to see something iconic and different, for a change.
Jeez - The Horizon Bank should move to Wichita Falls to join their 75 year old 12 floor blue bank building. At least that blue building is a little "interesting", in a 1950's sort of way.
Begone to all those boring blue boxes.
On to the Republics, the multitudes of new super talls and near supertalls in Rainey, the Railroad Yard, the 700-800 foot tall "Residential Hotel" on Second (which sounds like it might just be a step towards almost affordable downtown living) and the three or four other 600-800 foot downtown towers that might be sprouting in the future. Let's get down to business. We've got a long way to go before we pass Dallas!

Republic Square Park bathed in interesting light a few days ago. Feels like dusk, but it was actually around 4 pm, just as a storm front was rolling in.

Hard to believe most of the taller buildings in this cluster (ZaZa, Indeed, Hanover, and the Molar) didn't exist ~3 years ago.
