Agree completely. All of the new infill downtown has been very high quality. The only thing I can complain about, which is saying something, is X Denver which is barely downtown.

Market Station may not be that dense but the brick detail is really impressive up-close. The materiality feels high-quality whether it is or not (I suspect it is, I don't think you can stagger and turn bricks like that with the half-brick veneer, but I could always be wrong ).

That weird little mini-crane atop 1144 15th St... What is it? What’s it doing up there? Anybody know?

I'm really excited for Market Street. I would love to see it become a strong retail alternative to 16th Street. Being in LoDo, I think that it definitely has more character than some place like the Denver Pavilions. I would love to see foot traffic like one might see on 6th Street in Austin but I'm not sure exactly what that would take.

Ahhh, of course! It’s been up there for weeks. Been watching it from my balcony. That’s a lot of glass to clean. Must be quite the undertaking!

I'd look at LoDo from a different angle, with a different lens

Lodo doesn't have the same depth or breadth as Dirty Sixth in Austin or OTS (Old Town Scottsdale). It does have it's own unique footprint and history. Larimer Square will continue and new retail-entertainment-food service is being added what with Market Station, Denver Milk Market and McGregor Square. While Lodo has a nice history and fun entertainment vibe it's modest compared to Austin's Sixth Street.

16th Street Mall
With the total renovation of this carless street I'd expect to see some (retail) revitalization as well as remaining much the same including being Denver's #1 tourist destination.

Think neighborhoods and think pockets

Brighton Blvd has its own hype including The Source, The Mission Ballroom etc. I've yet to see the master plan, but I believe that Golub's intentions in RiNo are for a mixed-use people place that would include retail.

A national retail landlord now owns well over 100K square feet in RiNo. Here's what it has in the works next.

How many highrises 10+ stories are under construction in Denver?

If that's your threshold for a high-rise, maybe 50-100? lol who knows.. Denver Infill has an excellent (occasionally outdated) listing within 1.5 mile of 16th and Larimer, but most infill development is now outside the downtown core.

Denver Business Journal's Crane Watch may be the best resource for citywide, although they remove stuff as soon as they apply for a TCO, even if TI/lease-up is still ongoing.

There are a bunch. DenverInfill or the city's site development map world be the best resources. One area that actually has a high concentration of active 6-12 story construction projects is the Santa Fe Arts District. I'd highly recommend driving by that if you are able. It feels more active construction-wise than any other part of town outside of maybe Market Street.

RiNo is still the most active. DTC is also very active right now and all of that is 10+, and generally-speaking every RTD station in the city limits has a few active projects. Some like Fox Island, Sun Valley, and Broadway Station are seeing height/density bonuses.

It seems we’ve lost track. 5 or 10 years ago some of us geeks could have probably come up with an accurate estimate. Denverinfill was regularly updated back then (which was obviously very laborious so I can only be grateful it lasted as long as it did.)

It seems we’ve also gotten spoiled. Some of the projects under construction right now would have excited us 5 or 10 years ago, but now we’re just taking them for granted. If I didn’t know any better, I would say there’s a new precedent in this town for higher quality architecture with higher quality facade materials.

On a recent drive from where I work on the north side of town, to the Guitar Center in Glendale, I attempted to conduct an informal crane census and lost count at around 20.

Responding in red, but only to the neighborhoods you've named. There's cranes up all throughout the city, not just downtown-adjacent.

Bespoke Uptown is still finishing up, though the crane just went down. There's also a few in different phases throughout the Governors Park pocket hood. Also 18th and Lafayette has 2 Broadstone bldg's at 11 stories each.

That’s 10, what am I missing? There might be one or two up by Denargo Market I can’t remember. I think a lot of us often forget about stuff in the CBD core. Projects like the El Jebel Apartments, Studio Gang's Populous, Hyatt Centric, Rooms2GoWhatever, Quincy, Block 162, etc etc...

There's also a crane just north of Sun Valley, like between Jefferson Park and Mile High Stadium. South Broadway has a few in Broadway Park (all your Greystones, AMLIs, Lennars, etc) although those are all shorter than 10 (more 9th + CO scale), and Santa Fe Yards will begin soon. At the other end of Santa Fe, the BK on Colfax is getting demo'd soon for I think 8 stories?

As someone who just ate at the Jackalope on 6th last week, that area was gross. It made the 16th street mall look clean and refreshing. And although I would love something more unique in Denver, a drunken college street of bar fights and barf aren't it.

I think they're going to wait until a large tenant signs a deal before building. Unless you think soon is within the next 25 years, I don't see it starting 'soon'
