How much space is on this lot? I've seen lines at Cane's that are as long as any Dutch Bros drive-thru's. I feel like this is going to create an issue on one of the busiest intersections in the area.

There's a vacant lot right at the corner. Duke Photography is actually just south of the intersection. If the intent is to combine the vacant lot and the Duke land, it might actually be a decent size, but that's not going to stop all the negative impacts of a drive-thru.

The intent is to definitely demo Duke. The building is from approximately 1950. While the building isn't all that significant (better than some and at least has age), it has awesome signage. The neon sign opn the building is beautiful at night (not original however), and the sign with time/temperature is always shown on local newscasts when the weather heats up to extremes. It also has what appears to be an original "customer parking" sign (not that amazing or anything, but adds at least minimal interest). I believe the planter that the signs are within is proposed to stay, but the signs likely won't.

The two story building across the street is also from around the 1950s. That one is much more interesting and has a mix of tenants (gallery, boutique, hair salon, 2nd story offices). At one point I believe the small lot on the hard SEC was going to be turned into a dunkin' donuts (only where that title loan place is).

That was a huge disappointment. The neighborhood was all for it. They got their zoning (setbacks and a use permit) but in the end there were costs such as environmental studies that were required and the out of state owner refused to pony up. The Long Wong's was to be demolished as well. The zoning that was already in place allowed the title loan facility. It could not be a check cashing place due to the Chase bank across the street. The bank recently closed, however, and is there for ATM only.

Zoning Adjustment Hearing For Raising Canes Chicken Fingers

Raising Canes has recently filed a Zoning Adjustment application ZA-227-21 for a site located at 2816 North 7th Avenue, Phoenix AZ 85007. The request is for a:

1) Use permit to allow outdoor dining as an accessory use to a restaurant (Raising Cane’s). Use permit required. (Section 622.D.150.d)

2) Use permit to allow drive-through facility accessory to a restaurant (Raising Cane’s) within 300 feet from a residential zoning district. Use permit required. (Section 622.D.150.e.2)

3) Variance to reduce the required street side landscape setback (7th Avenue) to 12 foot average and 12 foot minimum. 25 foot average and 20 foot minimum for up to 50% of structures required. (Section 622. E.4.e)

4) Variance to allow 0-foot landscape not adjacent to a street (west). Minimum 10-foot landscape setback required. (Section 622.E.4.e)

5) Variance to allow a 6-foot landscape not adjacent to a street (south). Minimum 10-foot landscape setback. (Section 622.E.4.e)

The hearing will be held virtually On Thursday June 17 2021 (06/17/2021) at 1:30pm MST.

Got ahold of the site plans for the Cane's. Looks like they will merge both parcels and create a double lane drive-thru (along 7th Avenue nonetheless), probably in anticipation of the infamous queues Canes is prone to produce.

I like Cane's, but I absolutely hate this proposal. I hope Encanto and surrounding neighbors rally against this.

Low income neighborhoods often have problems with obesity, diabetes, and other chronic health problems, partially due to drive-thrus and fast food chains. The dubious food choices coupled with automobile-centric design create a perfect storm for sedentary lifestyles and poor nutrition. I don't want to see this at 7th Ave & Thomas, but I don't want to inflict it on a less privileged neighborhood either. Instead, I'd like to see the city begin to eliminate all new approvals for drive-thrus, at least in central Phoenix neighborhoods within a mile or so of the light rail corridor.

Raising Cane's aren't built in low-income neighborhoods (at least in the Phx metro) - I feel like they're considered one of those "nice/premium" fast food places.

Wishful thinking but i'd take almost anything in the abandoned gas station on the SEC of 7th St & Thomas Rd

Harumi Sushi is taking over the empty space next door at Orpheum Lofts and expanding. Great news! The old place was like a catering business of sorts so much better use of this space

It will be a big mistake to take down that Dukes building for a national chain food drive through parking lot. Put that in some empty park lot.

If fast food is damaging to low, marginalized neighborhoods, then maybe it's time that insulated "urbane" neighborhoods start sharing the burden! I say bring it to 7th and Thomas!

My gf's mom lives on Thomas in spitting distance of 7th Avenue. Needless to say, nobody in the neighborhood (Encanto Manor/Willo/Encanto Palmcroft) are happy about this, especially in regard to traffic.

Also, I'm never certain if that KFC is still in business, but whenever I'm in the area, it's usually during the weekend.

It's still open.

I usually pooh pooh "traffic" as being a concern brought up by opposition to a development. Usually people just blindly cry "it'll bring so much more traffic!!". But this for once has some real substance. Looks like they are planning a main full access driveway on Thomas Road in the same location as it currently is located for Duke. This is offset from Edgemont in the way you'll get conflicting/interlocking left turns. Also, you have the reverse center lane... NB traffic in the PM could legally turn into the fast foot lot, but it would constantly hinder the NB center lane as cars wait to make the left turn. People weaving and trying to avoid waiting cars cause crashes constantly. There are a ton of crashes already there, it'll be much worse.

I agree with the above. Raising cane has the same kind of clientele as dutch brothers. Blocking traffic? who cares. getting the same dinner my picky 6 year old god son wants to eat is obviously more important than people with whom you share the road. Sorry, I really can't stand what these kinds of places do to neighborhoods and the type of people who support them.
