With the proper details and trim, I think corrugated is a great residential material; cost effective and easy to maintain/replace. There's lot of it around but it only gets noticed when it's poorly installed. It's unfortunate it gets a bad rap from situations like this one.

It’s poorly installed (surprising since developer installs it with his roofing company). I know it’s subjective, but it’s f@#@ing ugly to me and is not comparable to the other corrugated metal projects like Technology drive where it’s narrow and horizontal. This exact stuff Mike is using is what was used as a roofing material at our camp. As councillor Sullivan said, we don’t want to advertise we are an industrial city in our new uptown buildings - we want to be inspiring. I always ask - would Halifax, Vancouver, Toronto allow this in their “comparable” size and location - big fat no. We deserve better. We deserve developers to act in good faith and play by the agreed upon rules. It’s totally egregious that Mike would think he could get away with outright ignoring the agreement with city.

Do we not realize that COVID-19 has made materials very hard and expensive to get? And did you know that they can’t leave the building with no cladding as the blue insulation is degraded by UV light? BUT.. by all means, let’s just make the developer stand by and watch the building insulation get ruined because we don’t like the direction of the corrugated lines!

It matches All the buildings around it with the metal siding, but will look even nicer because it will have varying indentations, (ie not just a straight box like Agar place/victor Train) roof outcroppings, steel columns and concrete & glass balconies.

If you look at the two artists renderings.. there isn’t a whole lot of difference in the final look.

Responsible developers source materials during the development phase and secure materials as soon as the building permit is approved. The message is simple... play by the rules!

Any of the above is not the fault of city or opponents of siding change - you make Mike sound like the victim of an injustice. Mike knew the rules to play by, he agreed to them, decided not to follow them, got caught and he’s 100% responsible for the consequences. This goes waaay beyond metal siding - this is about dealing in good faith and the PAC set an important precedent that they won’t be mowed over. If you don’t know the complete story about the 2 major variances granted in exchange for building exactly what’s in the rendering than you got to do more research before belly aching for the developer. Ask yourself this, why didn’t he ask for a variance for it instead of plowing ahead? This is on him, NOBODY else. This “pushover” attitude has cost city dearly in the past and I look forward to the day it’s completely extinguished from our existence here.

Incorrect. If this were Percy Wilbur it would be the EXACT same response. I peddle in facts on this board with integrity. I’m confident if you look back in post history you’ll see praise for the developer from me. Once again sounds like victim hood. It’s also that attitude I despise of “how dare you call out the developer - Saint John should be happy to get any development therefore say nothing, do nothing”. Step back and think about it - SJ from the past, developer wants to slap metal roofing panels (yes I know they have other uses) on a major development. It’s embarrassing! The city needs to do a better job too - contractor I was working for was carrying out some work that required approval of inspector - he didn’t want the hassle of dealing with the city. When the inspector comes driving down the street, the contractor takes off on foot down over the hill to avoid them and came back when they left. His persistence paid off and job was never permitted. He said if you avoid them enough they just give up.

You mean the same city that lets the Province continue to allow the mess at AIM.. just across the harbour?
You will turn a blind eye to the rusting metal on the West side of the harbour, but heaven forbid there be a metal clad building on the South End.

I’m vocal against AIM and have contacted my council reps and mayor. It’s on port property which makes it a federal issue (provincial when it comes to pollution and noise like explosions) therefore city has little they can do unfortunately. Council has no legal authority to shut it down - they can only advocate on the city’s behalf (in which they do)

2 residential, with a major project planned in 2022. Am I allowed to complain now sir? No one here has voiced a word of opposition to the approved project. We all liked or disliked the renderings to varying extents, but not a poster here was opposed to the development as approved. What the forum did not like is the warzone cladding.

And AIM is literally outside the city's control. How having another eyesore across the harbour would improve it, IDK.

It's fair for people to be upset about this, as the developer promised one thing, and decided to change it up. But at the same time, it seems the developer has issues with the original cement siding on a Corner Brook job, and it didn't perform well. Now he's scrabbling for a solution. There is better approaches, like the one along the waterfront in Halifax, but the SJ one was a last ditch effort:

There is nothing wrong with the material developer now claims causes issues. In fact I see it’s part of the plan for The Landing which is truly near the water. Also Corner Brook has nothing to do with this developer - this was an issue they referred to in order to back up the claim for needing the roofing panels (supplied by the developer’s own roofing company)

I thought the architect said the problem was the cost increase from the original Newfoundland installation made the cement material unfeasible.
