I totally agree. This applies for kappyong barracks as well but why are modern developers or planners so opposed to the regular grid?

100% this. You can have seemingly any combination of circles, triangles, ellipses, staggered/offset buildings but the normal proven-to-be-successful grid is completely out of the question.

yeah it is somewhat odd that developers now are seemingly allergic to regular grid streets. Wouldn't it be cheaper too to do it on a grid just in terms of servicing the lots etc?

Those proposals are beautiful 1x1 are so good.

The site isn't deep enough to have a vehicular street grid. It is a risky proposal for sure to be all pedestrian but if it works it will be amazing. Like a medieval city centre. Wouldn't work anywhere but there.

kapyong should definitely have been a street grid.

Not even a vehicular street. Just a straight pedestrian mall down the middle.

Either way, looking forward to some progress out there..

I don't know....i think the maze of courtyards and alleys could be something very unique. I hope it works.

I can't wait to see what some of these apartment/condos will look like. The thought of sitting out on a private terrace in the summer with the CMHR looming over the surrounding buildings would just be so cool.

The forks plan will cut down on wind and give a real sense of density. I don't think a pedestrian based neighborhood needs to be straight lines... and if someone somehow manages to get lost in such a small area then they should probably not be allowed in public without adult supervision.

I can see drunken groups of people staggering around "No, it was this corner! Nope, oh over there! Nope." haha

It will be interesting and I hope won't take forever to build out. Timeline is something like 25 years. I assume they start at the south end and work northwards.

EDIT: After looking at the comps mentioned, I don't think they're great ones. If this project as planned ends up having issues, they won't be the same ones as those other neighborhoods. None of these will be highrise & it's planned as a habitable extension of the forks. The buildings aren't massive enough, the sites aren't isolated enough.

Notice the limited parking too... Looks great for the modern young person.
Too bad the modern young person can barely find a job never mind afford a half a million dollar condo.

If you’re able to do WFH for the foreseeable future (and beyond), pretty attractive option. You could even do it on the cheap and get a modest apartment for the winter and then be out at the cabin all summer (and maybe even for a good portion of the winter depending on how winterized said cabin is, wifi availability, etc).

An issue with wfh. Basically the people who live outside of Winnipeg (or other big cities) have horrendous internet service. I also doubt it has to do with every single person paying for the cheaper internet. They also may not realize they have shitty connection.

Always a delay when on Teams with them. They cant load large files through the network because the always fail.

So not sure how that would go working from the boonies and trying to be productive. Maybe Starlink or others will help with that. Those sat internet companies will never compete with fibre though.

Starlink actually has the capability to be faster than fiber is in most cases. Both bandwidth and latency.

I've been seeing comparisons from Europe and fibre is still approx 4x to 10x faster. Actual measured speeds. Not theoretical speeds.

Ireland was an example where they are installing fibre throughout the country. Gwin Shotwell from SpaceX says the intent is to service rural and remote areas with Starlink and note really compete with fibre networks per se. Latency was 7ms and download speeds were over 900mbps for the fibre network. Latency on starlink was some like 75ms and can't remember download speed. I'll see if I can find that article somewhere.

Starlink is better than dial up or no service at all. Maybe once Starlink is fully developed, speeds will increase.

Starlink, though only partially (10%) built out with their first gen constellation, is seeing consistent download speeds of 75Mb/s with many reaching over 200Mb/s and an expected average speed of over 300Mb/s once built out. This is good service anywhere and probably competitive with fibre dollar for dollar. Fibre may be capable of faster speeds but how many users will pay the cost of greater than what starlink is capable of?

The average latency is 34 milliseconds now with plans to get consistently in the low 20 in the nearish future. Fibre can get as low as 17 milliseconds.
