AbCellera haven't taken long to get their rezoning and DP together for W4th Ave. 9 storey 7.0 FSR. A bit more here on Changing City Blog.

That does look nice.
Good to see architects varying the application of the sun shades and spandrel panels.

Here's the revised rezoning from AbCellera for the site that's already under construction, next to the one posted above. Seven storeys and 4.0 FSR (168,000 sq. ft.) office & lab. More on the Changing City blog

not sure what this is called.

Side note, it seems all the old two-hour parking spots in the Mount Pleasant area, north of Broadway are being changed to pay parking, parking pay machines are marked out with some poles to get installed.

The city knows what business it's in.

397 West 7th.

That sucks about the pay parking - that's where I park to go to browse at Winners/Homesense and Canadian Tire.

Note new artwork on wall near entrance:

That's just the UV film.
It wasn't that dark before.
Pretty surprised at the final finish.

It can be that dark; or it can be lighter. It has computer-controlled electro-chromic Smart Glass curtain wall glazing. It also has concrete and hybrid mass timber - steel construction and, as it's designed by and for Fast and Epp, revolutionary building earthquake protection using Tectonus seismic connectors.

I love the juxtaposition of the Vancouver Specials with the Modern Glass Vancouverism Tower rising behind them.

Thanks!
So this is its 'sunshine state' look (think Arizona).
Next pic will be on a cloudy day!

It was rezoned in July (6-5 vote to approve). The developer doesn't appear to have submitted a DP Application yet.

Strand preparing to reveal their Prior Street project to the east of the new St Paul's. 264 rental units in 18 and 19 storey towers, with a 5 storey office/retail podium. Online pre-submission Open House on 13 May.

I could see the 5 storey podiums being considered too tall, with them sitting to the south of houses on the north side of Prior, and potentially being a 'wall'.
