After a couple nights of public speakers on the Area K amendments (two blocks of Granville St), city council voted to approve Recommendation B, to encourage mass timber design. Recommendation A that would have allowed additional FSR for rental and social housing was referred back to city staff for more community consultation.

looking at old photos, the Birks building was nicer than the London Drugs building. shame it was torn down.

Looks like the West End condo market is still perceived by developers as dead in the water. Bosa have applied for a new rezoning for their Thurlow and Harwood towers proposal. Instead of 202 condos, and 98 non-market units, they're proposing 575 rental units, 113 of which would be below-market. The massing of the two towers looks pretty much the same as the 2017 condo version. (As noted below, the materials have changed)

I noticed most of the low rise rentals are almost all vacated now. I wonder if bosa plans on building both towers at the same time?

it reminds me of a modern take on a 60s design; the brick, circles/curves.

i am a fan and it will fit in nicely with the West End area.

Seems like rental buildings are a lot more interesting than typical condo towers. You'd think it would be the opposite. And that brick façade can be done relatively cheaply too, as it is just brick veneer panels that are fast and easy to install. Panels like these can easily be put in place of glass spandrel.

The shape of the window awnings on this building remind me of that other proposed tower along western Alberni. Something similar about these two.

I wasn't sure about the new design in the distance renders, but in the up renders close I really like it. Very much a nod to the West End, even the metal balconies are a nod to the West End. I am happy to see the project has been reinvented as this, definitely will be better for the area.

Absolutely love it!! Pays homage to the West End character absolutely perfectly, this is a great trend for the West End as many buildings approach the end of their useful life! So glad the area didn't get redeveloped during the height of the blue-spandrel phase.
