Loss of the Imperial, and I think that corner had some pretty solid older buildings (the one on the corner with the Waves coffee, and the green and yellow brick building next to it). Overall, not loving it.

The two SROs, the Jay Rooms and the Vet's Rooms are in not particularly great shape, although they had a superficial makeover when acquired by one of the gentrifying landlords. They still have shared bathrooms. They're nearly 120 years old. The Waves has been gone for a while - there's an ATIRA clothing donation store for DTES women now. I think the brick is just a facade on the building next door

Another fairly large office proposal for the Mount Pleasant Industrial Area...

Another major mass timber building is planned for Vancouver’s Mount Pleasant Industrial Area, with the latest proposal deemed to be the largest and tallest office building of its kind in Western Canada. Local developer PC Urban Properties announced this week it has partnered with Houston-based international developer Hines to build the T3 Mount Pleasant building at 123 East 6th Avenue — the northeast corner of the intersection of Quebec Street and East 6th Avenue.

T3 Mount Pleasant building will be a 10-storey, 196,000 sq ft office building geared for tech and creative industry tenants. A formal application to the city has yet to be submitted, but the 2016-built T3 Minneapolis mass timber office building, also developed by Hines, and designed by Vancouver-based architect Michael Green, was noted as an example for this project’s design.

This area is trending very strongly in the direction of becoming the city's second major office district.

Not so far. There are a lot of projects but the overall space being created is less than approved on False Creek Flats, for example. It'll probably never have as much space as West Broadway either, especially if we see larger densities allowed there in the new plan. It's a strong contender for the third or perhaps the fourth centre, (depending on how soon the new office projects near the New St Paul's get going).

Public Hearing – April 15th, 2021
At first glance, this public hearing might seem like a game changer for efforts to create affordable housing in Vancouver. In reality, Item #4, a city-initiated proposal to allow social housing projects to reach six floors without needing an onerous rezoning review process is really more of a baby step. That might even be too generous, as this will only apply to the multi-family zoned areas of neighbourhoods where four floor strata and market rental buildings are already permitted.

Which is why Hannah and I debated whether to combine this week’s meetings into one post, as we (accurately) predicted Tuesday would be a quiet night. However, in the spirit of keeping things streamlined, and to provide greater clarity, we chose to break them up. That said, the rest of this evening can be easily summed up, like Item #1 which simply permits more diverse retail, office, and cultural uses at the nearly completed Burrard Place Offices.

Conversely, it’s likely the townhomes in Item #2 will face some opposition, as a similar proposal on these blocks near Children’s Hospital previously drew the ire of a nearby single-family homeowner (pg 2-4). Others may question if these missing middle homes should even merit this level of scrutiny, yet it isn’t the smallest subject on this evening’s agenda. That title goes to Item #3, as it simply seeks to allow a few larger signs at the Queen Elizabeth Theatre.

Item #4 – Amendments to Increase Social Housing in RM-4 and RM-3A Zones – Low
There’s not many who oppose lowering barriers to affordability, but there are some.

I'm genuinely confused, are you referencing the Philadelphia 76'ers or ? Because the intent was to do a play on the word "scissors" and the six floor buildings that would be allowed outright (in very limited areas) as a result of this change.

Scissors? Social scissors? How many people would make the connection to the 76ers fan club, and what's the point of it all?

Honestly, if people of all stripes would spend less time trying to pick rally-to-arms phrases like the awful ones political parties seem to think are somehow "transformational", and instead just get the darn job done clean and simple...

There seems to be more of the right synergies building in this area though. Plus, it will be the only office district served by 3 Skytrain lines, with the Expo Line being less than a 10 minute walk away at Main Street Station.
