Because the design evolved. Plus I wouldn't trust that rendering, considering how they omitted one the the primary details of the Art Deco Rittenhouse Plaza next door — the arches framing the courtyard.

I'm confused by the conversation. That rendering is no longer representative of the project?

What are the major differences you are seeing? Maybe not as prominent fins in the windows going across the building?
Look at their IG page that has the model and more recent images/videos. Any differences seem very minimal to me.

Are you guys looking at The Rittenhouse Hotel in the foreground of that render because that's what the facade actually looks like.

The render of the Laurel shows a building with beautiful texture and definition. The glass is clearer, the window to spandrel ratio is different, the windows have a contrasting steel (?) framing and are significantly recessed, giving the facade texture, and yes the fins are more defined. I know most of you consider this nitpicking, but these details are what separate a high end facade from a 70s/80s holdover.

Maybe that's not all very clear in the render above, so:

Not nitpicking at all. Ever since they started putting the facade up I've been wondering what the hell they're thinking. I still think this is a great project in terms of height and density, but it already looks so dated because of the crappy facade. This would have looked cheap and dated 30 years ago. I think the project overall I'd still great, but I'm seriously disappointed by the facade. Maybe it'll grow on me once the building is complete.

Was this a bait & switch situation or just an overly pretty render for an average looking building?

Agreed. They just started with the cladding, give it some more time. They haven’t even started on the base yet.

I think the floor they just finished was the trickiest one of the lot. It agree that they should be moving fast from here on. On the other hand, work on the exterior of the Arthaus looks like it has been at a standstill for the last few weeks.

I don't think the cladding looks all that bad. Lets let them finish the first 3 floors before we condemn the place already. Haha.

Agreed. This forum tends to be a tough crowd.

Let's judge the final product, and not the work in progress.

I'll give it more time but I was always quietly suspicious. The renders always looked way more finished than anything I'd seen from them previously.

SLC builds mostly in places like Nashville and Atlanta. Those are great, growing, dynamic cities but their new buildings are just plain glass boxes, and SLC is responsible for many of them.

Anyways. Hopefully SLC comes through. The locations of their two projects in Philly are A+++ so fingers crossed they realized they had to up their game.
