ATL3k had shared it before and also the one above. I would like to know how accurate FAR-wise this is, because it looks much larger than what I've come to expect the FAR would allow.

edit: On closer inspection, it looks like the reason it works is because it is consuming not just the FDA but also the little yellow office building to the right of it. In the bottom render you can see the parking deck treatment on that property.

Yea it seems that way in all the newer Sunbelt cities unfortunately.

But here, which part are you referring to? The Beltline facing building's podium already exists today with active uses/leasable space.

They could also be looking to buy the air rights/FAR from several nearby properties (Margaret Mitchell House and the Academy of Medicine).

Until they sell off all the rest of their air rights/development rights.

Trillist was proposing to use this for their Crescent Ave tower proposal back in 2020. Curbed noted even with that potential transfer they would still have 25,000SF of residential rights left to transfer.

How long has it been since youve been to ATL? How do you not know that the bottom part is already there?

There are also "bonuses" for mixed uses. That's how 1125 Peachtree is able to do a 50-story proposal by applying the FAR for each different use. The FDA site is larger than 1125 Peachtree but that rendering is probably a bit exaggerated for what would be allowed.

I’ve never walked into the base of that deck. I’ve always wished the base would be repurposed. If it could be repurposed, seems like a nice spot in addition to the BeltLine facing space for retail that’s been empty for years.

I just walked through PCM a half hour ago (in town this week). The deck they are planning on building on looked nearly empty, despite the food hall being full of people. I also noticed they have converted some of their parking in the main building into offices. The parking on the Beltline access level was converted to offices recently, and the situation where cars crossed the pedestrian area leading to the Beltline has been eliminated

An employee at the Midtown post office (1072 West Peachtree) told me they are moving out in April. They'll relocate to the Loews building at 12th and Peachtree. Anyone have updates on what developer bought this land or any proposals?

I forgot the details (behind paywall) but it was The Rockefeller Group who has a stake in the 1105 Selig Development. From what I recall it was near record price for land in Midtown.

The Rockefeller Group bought it back in July. They also worked with Selig on 1105 West Peachtree.

Would be wild if we see a proposal here, 1105 WP phase 2, Portman 10th St, and Toll Bro’s nearby go under construction around the same time.
