No. The zoning has no height limit - it's more a function of FAR, lot size, and constructions costs - it's easier to build squat buildings.

The effective height limit is 2,000 feet above mean sea level, due to the FAA. That's about how tall the Bank of America tower is.

Correct - this lot is in SP-16, Subarea #2. SA #2 maximum height per COA zoning code: "250' (400' in Juniper St. Transition Area)." It's higher along Juniper than is allowed in other SA #2 zones but still capped at 400'.

The bulk of Midtown is in SA #1 which has no height limit: "None, except for transitional height plane 2 adjacent to R districts, PH-D or SPI 17-SA 4." It gets more restrictive the closer a property is to the low-rise residential portions of the district.

From looking at property records, I believe someone is in the process of assembling parcels on the block for a future project (highlighted in yellow). In fact, I thought it might be a part of the 1081 Juniper project.

Really? What ownership has changed lately in the area in yellow that makes you think someone is newly assembling parcels? Yes, I believe that there's a single owner of a significant portion of those parcels, but I didn't think that was a new thing.

I wasn't looking at new sales. I just noticed that 8 of the 10 parcels are owned by the same entity.

(Parcel F of the Ponce City Market Development) on North Avenue into a mixed-use development consisting of 160

10% of the rental units will be provided at 60%
of AMI.

I'm excited to see this developed! From what I've read, the existing structure was designed to allow for an up to 15 story addition. Let's see what they've come up with.. Hopefully something exciting architecturally speaking.

This, the small office along Ponce, and the Angier apartments are a nice start to complement PCM & the GA Power development. The area needs to see more proposals. The surface parking to the east and north of of two urban licks and new realm needs to be developed. So does Green’s and the surface parking lots behind it.

Southern half of 725 Ponce still should get great views of downtown and the beltline. The northern half should still get unobscured views of midtown, at least until the second building goes in.

Midtown FDA Site - SPECULATIVE PROPOSAL

I stumbled across this from one of the rendering farms a lot of firms in Atlanta use to outsource their renderings. I will caution this is most likely speculative, very preliminary for what a ~65 story tower would look like on the Midtown FDA site. It will be interesting to see if this site is brought forth to the Midtown DRC this year.
