I worked for a non profit housing company for a short time. I would walk past a large homeless camp on the way to work. Our properties had waiting lists that were thousands of people long. There are people on those waiting lists in extremely desperate situations who will have to wait 2 years plus just to get to the top of the waiting list and then have to go through the approval process.
In my opinion, this system doesn't work. We need to build. We need to find a way to build a large amount of micro units, cheaply that can be rented out cheaply. It isn't about subsidies or preserving old single family homes for the lucky few. We must build more housing.
The problem I have with many zoning codes is that they often get in the way of being able to build cheaply and cheaply is the key to bringing down the cost of housing.

It's an embarrassment that they never built a 2002 Olympic Memorial Park with that and the torch thing as centerpieces. Blame all around. They still should in the Station Center -- but somehow they won't.

With Kensington's demo permits filed signaling the imminent start of construction, Salt Lake could potentially have 5 to 7 towers under construction, nearing completion, or recently completed in the city by the end of the year!!

1) 95 State - under construction - 25 floors - set to be completed later this year

2) Hyatt Regency - under construction - 26 floors - opening October 2022

3) Liberty Sky - under construction - 21 floors - opening slated for early 2022

4) Kensington Tower - planned (demo permits filed) - 39 floors - moving ahead, set to start construction this year

other likely tower projects include:

5) 'Worthington Tower' - planned - 31 floors - current tenants being asked to be gone by early summer, we are likely to see at least demolition and possible construction started by year's end.

6) Main Street Apartments - planned - 31 floors - with its design review filed, its seems likely they will want to move ahead with demolition and construction this year as well (may take longer due to historic nature).

7) 370 S. West Temple - planned - 28 floors - still listed with a completion date of "late 2023" meaning filings with the city and construction would have to begin this year if they want to meet that date (it may just get pushed back).



Essentially, the vast majority of these structures are likely going to be under construction either this year or by next. The 2020s are definitely shaping up to be the best tower construction decade ever, easily surpassing the 1980s boom.

The main thing that may cause further delays for these projects is our significant labor shortage.

Cheers to the Carl's Jr. demolition

These towers might not be shattering many height records but they are all pretty good-looking and are really going to bulk up the skyline and enhance the cityscape in a good way. When a 500+ footer finally arrives, it won't look out-of-place.

That said, I do hope we see some more unique, less boxy designs in the future. Speaking of which, are there any updates that our insiders want to share on the 450 Main tower?

In a sad, but not unexpected note, OZ Development has filed for the demolition of the Albert H. Kelly House.

Bookbinder Project
This retail / office space is property which will be part of re-development with the Bookbinder project which is currently in for Design Development review with the Planning Department. On 3/8/2021 there was a large fire in the neighboring structure that nearly caught this building on fire. There was massive smoke damage to the space....and the owner had to remove all his office / retail items. The criminals that set fire to the neighboring structure are focusing attention on this building, and a break in / squatting / fire scenario is high risk. This building neighbors the State Liquor Store on 400 S. - we need to fast track demo to happen with the neighboring 422 S. 200 W. property.

Bookbinder Project
The home on this property has been abandoned and in disrepair for years. It is being used by the homeless as an camp. Nightly fires in the backyard, they lit a fire INSIDE the home a couple months ago causing massive damage. The home is Structurally unsafe, and it is only a matter of time before we see loss of life due to an accident. We have boarded up the property many times - spent thousands of dollars - they find a way to get the boards off. They have broken into the actual side of the home sledgehammering out a section of wall. We want to demolish the home in preparation for a Multi-Family Development we are proposing....however, we are being held up by the ordinance not allowing an Emergency Demolition.

This is the house that caught fire about a week ago.

The proposed Bookbinder project will replace both houses with a 115 microunit apartment building. As the description mentions above, the project is currently undergoing design review.

I thought if something was listed on the National Historic Registry, it was pretty much safe from the wrecking ball, or this designation gave it significant protection. The building is very handsome and looks like it's in really good shape. Seems to me a demolition permit would be rejected? I wouldn't feel sorry for the developer at all, since it's designation was a known thing before the property was bought.

No, listing on the NRHP doesn't protect a building from demolition by its owner. Not in SLC, at least.

The Albert Kelly House is in much better shape than the John Kelly House (especially after the recent fire) and it's a real shame that the owner/developer isn't reusing it. It almost seems like they have intentionally neglected both to justify demolition.

National historic sites have no real protection unless they're also on a local register, as far as I know.

Longtime owners of the KOA are the Menlove family. I am not sure at what point they will want to redevelop. I think eventually it will become too lucrative not to redevelop the site.

Funny timing to read this. Very recently I was part of a conversation about this land with a member of that family. I get the impression they're interested, but in no rush.

The building that burned was set to be demolished for the proposed '1625 W. North Temple' apartment building, which will stand 6 floors tall and include 111 residential units.

I can't remember if someone posted these updated renderings of the project or not, but they were new to me at least.

The updated images can be found on both the Patrinely Group website as well as the official 650 Main website.

The project looks really nice, especially if they proceed with building the second high-rise. I'm glad they are at least covering the East and West sides of the parking garage to disguise it as a building, since older renderings showed an exposed garage sides. (I wish it was underground, but oh well).

Phase 1 includes 327,000 Class A Office, 4,600 SF Retail, and a parking garage with bike storage. Phase 1 completes Q1 2022.

One of my favorite YouTube channels, Extra Credits, just did a video last month on redlining that is a pretty good overall explainer of redlining and its impacts.

I recommend their channel to anyone interested in history, since they have all sorts of history content (sorry, not sorry for plugging).
