They look fairly accurate to me. Consider the existing new apts range from 20-24 stories, the heights of the Mayfair buildings and the 30’ or so drop in elevation from the Peachtree Street office towers to The Juniper site. Looks right....

Anyway, I like this... looks like a lot of projects in Tel Aviv. Very nice. I suspect the materials will be high quality.

Definitely my first thought as well. The same firm seems to be recycling old designs and/or copying parts from other projects around (Lilli Midtown & Star Metals come to mind).

The food, probably about ten years ago at Einsteins was excellent.

Or it could be that the standard has gone up over the past 10 years and what was good then in Atlanta is now just mediocre...

I don't understand the lovefest for Joe's and Einsteins. This city has an almost countless number of patio restaurants that are better. They aren't that special.

I think anyone who has lived in Midtown over the last several years has some sort of fond memory (or two) from there although I would imagine it rarely involved the food or service.

Einstein's was a great people watching patio. You'd see the people on the way to Piedmont on Saturday/Sunday morning while you're having brunch. It had a nice atmosphere.

About the Project
Brock Hudgins Architects led the presentation to describe the meticulous thought behind the design of the 38 and 32 story towers - which nearly maxes out the allowed height of 400 feet per City zoning regulations. The total scope includes 470 units in the towers (studio, 1-BR, 2-BR and 3BR units) and 9,500 SF of street level retail with shared parking podium.

DRC Recap
The committee focused on the portions of the design that would have the most impact on the neighboring properties. This included traffic considerations, such as whether it was appropriate to have a curb cut along Juniper St. and, if so, how it would be configured; details on the screening elements for the parking podium, especially facing east; along with the potential recommended expansion and vital increased articulation of the retail storefronts, among other comments. In addition, the DRC encouraged exploring the feasibility of burying existing power lines on-site and stressed the need to understand how phasing of the project would work.

Next Steps
The committee requested the applicant address their comments and return to provide updated plans, anticipating a follow-up presentation to occur at the next regular DRC meeting in April. See the Midtown DRC's 2021 schedule here.

Not if they're planning for 470 units, 320 of which are to be in the taller tower. Whether 40 & 32 or 38 & 32 stories, I'll take it, especially if the reality sticks close to the renderings which were quickly released right after the initial announcement. I'm excited by the level of momentum with numerous large-scale projects across Midtown. Amazing pace of development these days.

They said the 2 levels are below grade so it will be 38 above grade at 397'.
