Yikes. Sounds like a tense meeting. Hopefully some happy compromise can be made between the developer and the residents. Perhaps something similar in scale to the development down the street at Drakes and Grays

Doesn't look like there is any retail in this render to replace the loss of retail, that's disappointing especially with such a densification in this area. The building itself looks decent though, not terrible but not great. I like whatever that green circular art thing is facing the QEW.

I don't believe there is any retail in this one, no. The 4 big towers proposed across the street have lots of retail at grade though. If they get built, at least.

I drove by last week and the plaza here had been demolished. This is getting underway.

Also, looking at the site plan description, holy moly does this thing have a lot of parking.

"To demolish the existing single storey comm. plaza and develop a 12-storey mixed use dev’t. with 459 m² of ground floor comm. space and 260 multiple dwelling units, with 293 underground parking spaces and 105 surface parking spaces"

That's over 1.5 spaces per unit!

Also - it confirms that it does indeed have a decent amount of retail at grade, about 5,000sf. That's about a third of what existed in the plaza, though.
