Agree. In a few shots it looks okay, but one of them i got the same sense that it won't age well.

our vernacular (Chicago common) brick that 100 year-old buildings hide in their alleys would be much better than this facade. Seems like repeat of 800 w fulton market. why do we VE out any interesting brick in this part of town? what made us unable to produce this en masse? and seriously... what is with the stark red "brick?"

The term VE is overused in this forum. They don't even make Chicago common brick anymore and haven't for 40 years.

How do they make this red brick (and the brick for 800 w fulton)? Is it the most readily available naturally occurring clay these days or is it some kind of process to mimic naturally occurring red brick? If its the latter, then it would be cool if they could use the same process to mimic Chicago common for Chicago buildings...

Chicago common isn't a color, it comes in a variety of colors, including red. What you see in the alleyways is cheap, uncolored brick because it wasn't facing the streets.

exactly, and my original point was that this 100 year old cheap brick looks much better than the cheap-looking, stark red we've been seeing, especially when it's fake brick like 800 w fulton.

I think it is too early to say this is going to be cheap bricks, or cheap fake bricks. There are beautiful red bricks, just like there are beautiful cream, brown, gray black, etc. bricks. I would think (hope) that with an architect of the stature of Morris Adjmi the materials will be very good.

The very strong vertical piers are striking.

agreed love the form, and I'm hopeful for the facade! In my opinion, being similar looking to the brick on 800 w fulton, 320 n sangamon, & some others wouldn't do this building justice.

Looks like a late-70s university library. The widths of the bays feel a touch too wide; you don't get the verticality and rhythm like you do from, say, the Merchandise Mart. Those piers are also chunky and severely square, and there aren't any decorative mullions to balance them out. And with the inevitable highly reflective glass, it's going to be a lot of flat, matte material and reflected light (the makings of a monolith). It could turn out well when actually built, of course, but something feels off about the rendered concept.

I can't imagine that the landmarks guidelines are so onerous as to limit creative interpretations to...

... that.

YES!! Not sure it was meant as a positive, but I love it. Another way to describe this institutional, austere (as the W Loop neighborhood artist described) aesthetic. Maybe I'm just not the warm, fuzzy, let's-humanize-everything type. At any rate, more of this, please.

Next month's Plan Commission agenda is up and spotted the affordable housing development planned for the SE corner of Lake & Damen has grown from 10 stories to 12 stories, 136 ft. The other high rise on the agenda is 160 N Elizabeth.

Marquette is planning a 24 story highrise, 280 units, for Damen & Harrison. They then want to build a 9 story midrise, with 120 units, just south of the highrise. These plots are a part of the IMD Planned Development, so they likely won't need a zoning change. Marquette hopes to start construction in July
