Not a lot of window frontage for such large units.
They seem to be deep with a lot of square footage far from the windows.
Some units will be dark with the living rooms behind deep balconies.

Does anyone know if there are any plans for the area between the Cambie Street Bridge and Hinge park? I’m new to Vancouver and not familiar with False Creek in general.

Will it eventually become park space or more development? Would love to see that surface level parking gone.

Also, doesn’t the city/province have some silly liquor laws that restrict the standing space/require seating bars and clubs?

that land is owned by the City of Vancouver, and the plan was for phase 2 of the olympic village with construction starting right after the olympics finished. it was cancelled, and that was the most recent plan.

here is an older document talking about it.

Really? I've never seen any published plans (beyond that illustration you linked to) for the City-owned western part of Southeast False Creek. (It's called area 1A of SEFC on the documents). I can't see anything on the City's website, either. Can you provide a link?

Why would there need to be a Phase 2 of the Olympic Village after the games have finished? The 2007 ODP includes a broad outline of uses, and some massing, and there's a total built area of 84,000 sq. m. of development. As I understood the story, since the Olympics the City Council haven't determined (in public) how, or when to proceed on developing Area 1A. After the financial disaster of the Olympic Village development, it took until 2014 to get the City out from the situation they found themselves in. There has been some comment about not choosing a single developer, after what happened with Millennium, (although development could be phased, and wouldn't have to be completed to a deadline, like the OV).

There have also been some 'promises' to deliver the school that's in Area 1A, but the NDP didn't win that seat, and the School is not funded in the current capital plan.

The NDP have that seat now, if it means anything. Moreso than just enrollment, it's the distance to the nearest school that is brutal. The catchment is Simon Fraser Elementary and Eric Hamber. Simon Fraser is at 16th and Manitoba. Eric Hamber is at Oak and 33rd! Elementary schools should be walking distance for kids, that is way too far. And Simon Fraser has 4 portables, that's pretty rare for a Vancouver elementary school, most don't have any at this point.

I don't think it had anything to do with Phase 2 of the Olympic Village but just the completion of the development of the remaining lands.

You're right - I missed that they won that seat. Well, the promise was clear, even if the delivery doesn't look like it's happening anytime soon. What's the betting they announce the funding just before the next election?

I agree, and from the plan it looks like that area was intended to be a bit lower density too - although that was a long time ago, and ideas change. I would expect some sort of revised Plan, or a broad area rezoning before any building sites are sold off. The City also own the parking lot between the station and the McDonalds, and I haven't seen any indication of what they're proposing there either, so they're sitting on the assets for now.

I cannot unfortunately, its information i got from a friend who worked on Olympic Village at the time, and i asked them what the plans were for that section and when they were supposed to break ground. that is where i got the information from. i consider them pretty reliable, personally. though the link i posted with the PDF file pretty much sums it up really well. it does a good job documenting the overall plan.

when i said phase 2, i meant just completing the entire development area. and yes, the reason it was cancelled was the financial disaster of Olympic Village, i think that is common sense really and pretty widely reported at the time. it is important to remember that when the development started Vancouver housing was on fire. and then the 2007/2008 financial crisis hit. that would have really hurt the development. plus that area took many years to gentrify and become a place where people actually wanted to live.

i do know background of Olympic Village and what happened, factors, etc, though i don't think any of that information is public so i probably shouldn't say.

Thanks for clarifying. Your understanding of what was expected to happen, and mine are similar then. I think the brakes were slammed on further development of the City owned land in the SEFC once the Olympic Village reality became apparent, and I'm not sure any decisions were made on how they would be released or developed. I'm sure there have been all sorts of discussion going on, and continue to happen, inside City Hall. Changing City Councils have different priorities, so that'll be a factor in what gets built as well.

The Plan suggests most of the area was expected to be developed by 2020, and that clearly hasn't happened. On the upside, the developments that have happened have even more density than the original plan envisaged, and the eventual population will be more as a result. Let's hope the school gets into a Provincial funding program soon.

Yes the school was a 2020 election promise, and probably had something to do with the NDP taking that seat. We'll see what shows up in the next provincial budget.

CBC are reporting that the City and VSB are finalizing the lease for the school site, but the Province still haven't committed the funds. So that's slight progress.

Yes Stewart tweeted that out yesterday like he had solved the problem.

Thanks Stewart. Everyone pick their favourite "dust off hands" meme now that this 10+ year problem is all solved!

Not sure what is holding the VSB or Province to the lease agreement but I think it stated it expires if they do not start construction by 2024?

City is always too poor to build on anything they own, and this includes social housing as well as public schools, etc.

Of course they are. Cities don't fund schools. Their only revenue sources are property tax, utility fees and charges for some services like parking. The Province collects PST, property taxes, income tax (including corporate tax), carbon tax and fees and licence income, and the Feds collect income tax and GST (as well as CPP and EI payments).

Schools are not within municipal jurisdiction. Neither is social housing, but Vancouver has been funding it anyway because for many years the Province and Feds almost stopped funding, although very recently they've started again.

Guess we'll see how much money is around before the next election.
