LOMA in Coquitlam in Maillardville, the sales centre has been shut down a couple weeks and the site has been fenced off. The building on the north of the site was being demolished today. The project sold out and it is under construction now.

signage has gone up for this project in Coquitlam, just east of the Hensley down Dansey avenue of Westview, The Dansey. There are still 4 houses on the site that it will be developed on, I think the houses are still being lived in. 128 units in a 6 storey. Render at the link below.

Mahdi Heidari said that for two years he was given the impression that council was supportive of the project because it’s not only 100 per cent rental, but also because of adjustments he’s made, at request of city staff, to appease council.

“I feel I have been betrayed by those councillors because they gave me so much encouragement and support for two years, but the very end, they pulled the carpet out from my feet,” Heidari told Peace Arch News Tuesday...


Couns. Erika Johanson, Scott Kristjanson, Christopher Trevelyan, Anthony Manning, who are all members of the Democracy Direct party that campaigned on a promise to slow development, voted against the project.

Mayor Darryl Walker, who is part of the same slate, voted for the project, as did Couns. Helen Fathers and David Chesney...


However, a majority of residents who provided feedback to the city were in support of the project, 33 to 20.

During discussion Monday, Fathers made note of the support at the public hearing, where eight people spoke in support and four people voiced opposition.

“The public hearing was scarcely attended,” Johanson said in response to Fathers, adding that 140 people attended an OCP review – “I think that’s significant.”

Take away the columns and make the overhang a bit shorter and that's the new Apple Store on W. Georgia St. with a ramp on the side.

As the crow flies, it is actually very close to Braid station, but hard to imagine a more unpleasant walk, crossing the Brunette overpass and on/off ramps for the freeway - I don't even like to drive through there, let along walk!

Each municipality treats other municipalities like a far off land with no communication possible between them, so for Coquitlam, Braid station doesn't really exist.

As for Fraser Mills, I think people get that it is far from transit, but big pieces of land on the water than can be developed are rare, enough that just being next to a dump, in a floodplain, far from transit and surrounded by freeways and industry is no big deal (see also, River District).

Been there, done that, with a carry-on bag when Greyhound was still in operation. It was *very* unpleasant with high traffic volumes, narrow and uneven sidewalk, and overall poor pedestrian connections. You'd also have to trespass through ICBC claims centre and climb down embankment to reach the site by foot.

There are frequent bus routes on Burnett Hwy and Lougheed Hwy, but very difficult to take W/B (Braid Station) buses as there is no pedestrian crossing to reach the bus stop on the other side.

They were going to bring the Millennium Line up further up Brunette to Lougheed Hwy with a station to serve Maillardville (instead of Braid Station? I forget). But there was fierce opposition from residents there so it was routed parallel to Hwy 1 instead.

Does IKEA have a shuttle from Braid Station?

There is a 159/169 stop right outside of IKEA, but only for the E/B direction from Braid to Coquitlam Centre direction. On the way back, it's about 10 minutes trek to reach W/B bus stop on King Edward St and runs at a frequency less than 30 minutes on weekends.

This is up now on the Burquitlam Plaza site:





So the developer is Morguard- same people doing the Coquitlam Centre redevelopment. 20-50 storey towers, but 5.5 FAR seems a bit low? Other nearby tower projects are around 6-7 and this one is right next to the station so you'd think you'd want the most density here.
