Yes, that's why I separated "In Ottawa" from "In Ontario". The response was to a comment saying intercity buses are cancelled while other options remain - really only Greyhound has cancelled intercity buses in Ontario, other operators continue to operate. This has a large impact on Ottawa as they are the largest operator for sure, but people should know that it's not a COVID thing so much as it seems to be a First Group/Greyhound thing - they've been on their way out for a while, this was just another nail in the coffin.

Not exactly excited about this. They haven't done any projects on the Ottawa side that were actually exciting or awe inspiring, but I guess the design competition gives me some hope.

Brigile doesn't normally do anything that actually counts as luxury. I wish instead of "luxury rental condos" AKA expensive apartments (what an oxymoron) it should be regular, affordable apartments.

Well, so long Sainte Catherine station, I have SO many fond memories there! I remember being an excited 5 years old thrilled to go to either Toronto or Montreal (Being an Ottawa kid, skyscrapers used to be an oddity to me, lol)

I remember that there used to be a little deli selling a whole lot of magazines. Dang it, it makes me feel SO nostalgic!

During its last years, the station became old, not to say decrepit, it was due for a much needed overhaul but it looks like it'll never be.

I have high hopes for this one. Sure, Brigil usually produces fairly bland, but still a little above average projects, but this site provides a great opportunity. Base on the proposed mixed-use and the design competition, this cold turn out well. I wonder if he'll try to push the height envelop.

Maybe ArchitectsAlliance could work on redeeming their name in Ottawa after the debacle at the Chateau Laurier where they were forced by Larco to fit a square peg into a round hole. Something like their ICE Condos in Toronto with a mixed use podium would go very well here. I'd like to see some real height here to give our CBD skyline an anchor at the opposite end of Parliament, and eventually seeing Centretown build out progressively in height from Parliament to the Queensway, the way it has been for the first few blocks from Parliament for decades.

Anyways, I should stop dreaming because The Glebe Nimby Clan will ensure nothing of interest ever gets built within walking distance of their sanctuary of self righteousness.

I took the bus for work to Montreal daily return for 8 months because I was expelled from Quebec, I thus have not as fond memories as you.

Would heights like these even be allowed (i.e viewplanes/height restrictions?
I doubt we'd ever get something as tall, but it would be nice to see some height and variance, perhaps a 2 towers (1x 20fl and 1x 40fl)? These could have amazing views of centretown/downtown, Glebe, Dow's Lake in distance). This, with SoBa are the start of the renewal of Catherine St (which we all know is mostly old low-rent commercial buildings and empty parking lots today...

If only.

I could see them pushing for 40 tops. A 30 floor hotel tower with a 40 floor condo tower and linked by an 8 floor office podium maybe, with ground floor retail, or something to that effect. This could be Brigil's comeback after Place des Peuples was rejected in Gatineau. They did threaten to bring the proposal to Ottawa if Gatineau passed on PdP.

I always thought that they'd save it for the Flats.

I agree the Flats would be more equivalent to the PdP site however, there's no guarantee they'll ever be able to take ownership of any of the available parcels.

The Greyhound site is not as good as the Flats, but you still get high visibility and setting the tone for future development in the area.

I don't see how this would affect viewplanes in any way, but anything over the 27 stories allowed in the CDP will be a major sticking point for Brigil. There will be 20 more Glebe NIMBY retired lawyers protesting for each floor over 27.

Why exactly do you think that people in the Glebe would oppose this? I've never seen any opposition from the Glebe to a project in Centretown.

That said, there are single family houses on the blocks north of the site (and for about 12 blocks north of that) and a school across the street, so transition will be an issue. It's a big enough site that it should be workable, but we'd need to finally embrace actual podium design for that to happen.

Real estate firm Brigil says it plans to build multiple highrises on the site of Ottawa’s former downtown bus station as part of a development that would include more than 1,000 residential units as well as office and retail space ​– but the ward councillor cautions the company’s bid to reach for the sky might not fly with nearby residents.

The Gatineau-based developer announced this week it has agreed to purchase the 2.55-acre Ottawa Central Station site on Catherine Street in a deal that will officially close on March 1.

Brigil vice-president of development Jessy Desjardins told OBJ Tuesday the property is an ideal location for a mixed-use project due to its proximity to downtown and the Glebe. He said the firm envisions a mix of condos, townhomes and rental apartments on the site, along with office suites and a retail component that could include coffee shops, eateries, boutiques and specialty food stores.

“When we talk about that 15-minute walkable neighbourhood, that site offers everything,” he said. “It’s a very central location that has lots of potential to create a nice residential hub with commercial and office (space). When this opportunity came up, we really felt like it was the right site for us.”

Current zoning rules would allow Brigil to construct two buildings of up to 27 storeys on the southeast and southwest corners of the property fronting Catherine Street, with mid-rise buildings of between three and seven storeys allowed on the north side facing Arlington Avenue.

But Desjardins said the developer might push for an amendment to permit even taller buildings on the site.

He said that would allow the company to build more residential units, boosting the development’s income streams and making it more economically viable to charge lower rents to retailers and other businesses in the commercial component.

“That would be our goal – to increase density,” he said. “When we look at the post-pandemic economic revival, it’s going to be important that developers have a vision of encouraging local businesses to establish themselves. By having a bit more density, it allows us to reduce the rents for those commercial spaces.”

However, Somerset Coun. Catherine McKenney, whose ward includes the proposed development, said current zoning rules are meant to provide a buffer between single-family homes on Arlington and other nearby streets and potential highrise development on Catherine Street.

“I don’t think there would be much of an appetite (for taller towers),” she said, adding she likely wouldn’t support such an amendment.

Still, McKenney said she would reserve passing judgment on the proposal until she sees more details and meets with the developer. She said she is encouraged that Brigil is looking at bringing amenities such as food stores and restaurants to the neighbourhood.

“There is opportunity for good mixed-use (development) on that site to animate Catherine Street,” she said.

Desjardins noted the project is still in the concept stage, but he said initial plans call for at least 1,000 residential units, between 20,000 and 60,000 square feet of office space and up to 70,000 square feet of retail space.

He said a hotel could also be part of the development, which he expects will be built in multiple phases.

“This location would be great for a hotel,” Desjardins said, pointing to nearby tourist attractions such as Lansdowne Park and the Canadian Museum of Nature. “It’s something that we believe – once (the pandemic abates), people will want to travel again.”

He also suggested the firm intends to minimize the amount of parking at the site, noting the builder might forgo an underground lot in an effort to cut costs and encourage residents to use transit.

“I don’t think that Ottawa is ready for a parking ratio of zero in that location. That would be wonderful, but we’re not there yet,” Desjardins said. “But I think we’re definitely aiming at reducing the parking ratio as much as possible.”

The company has asked half a dozen architectural firms from Ottawa, Toronto and Montreal – including high-profile names such as NEUF, Diamond Schmitt and Perkins&Will – to take part in a design competition. Brigil expects to submit a site plan to the city within the next six months and aims to start construction in 2023.

Desjardins said the builder is actively scoping out other potential development sites in the downtown core as the city continues to put a priority on transit-oriented intensification projects.

“We’re always looking for great opportunities,” he said.

The bus terminal has occupied the Catherine Street property since 1972. Greyhound had operated out of the site since 1994 but said last October it was vacating the building, which is owned by the Crerar Group of Companies, after suspending bus service across Canada earlier in the year due to the COVID-19 pandemic.
