Because they’re not habitable. The owners rely on the ground floor tenants for a revenue stream.

It does need to go. I'm always in favor of a ton of retail or mom & pop establishments at the base, but what's above it is indeed an eyesore.

Now if we want to retain some sort of streetscape, thats where the retail functionality comes into play. Always good in that respect, at least if enough is presented.

But there's also a whole city filled with 1000's of such examples. In Manhattan, in this neighborhood, this is prime land.

One can go to the Bronx to find 1000's of such examples of this. We are not losing much!

I love old buildings. I’d like to see the Brooks Brother’s building and The Roosevelt remain. These heaps will never be restored though because it’s a prime development site.

I preferred this design for 425 Lexington.

If that block of old prewars is boarded up they're probably planning to redevelop it eventually.

Ouch, what a missed opportunity. That design for 425 Lex would have been pretty spectacular. Instead we got a stumpy postmodern turd that will likely be replaced.

If they had built that design for 425 Lex, it would have arguably been the best 1980's-era highrise in NYC.

The current 425 Lex is way underbuilt under the new zoning, so I'd be surprised if it lasts much longer. Hopefully we get another landmark office supertall.

Especially as in one of the artworks, that design also features cantilevers for floors a third of the way up. Like a reverse hourglass. Would have looked good with the Chrysler and Travelstead.

It looks cool but the crown structure would have to be translucent to achieve this look, unless it's lit from the outside somehow.

^ Probably will be lit from the outside. I'm still waiting to see what the Steinway tower lighting looks like.

The Tianjin Finance Center, also by SOM, has a similar type lattice crown, also topped by a hotel...

Yeah i think they should do several concentric lattice crowns of increasing height, possibly building up to a spire at the center. I think it would be a perfect mix between a chrysler-style crown and the GE-building^^ type of crown

The lobby looks like the interior of GCT.

I agree that a bit more of an extension or tapering would take this from a 95% to a solid 100% perfect grade. Wanting a bit more of a taper is the only thing I would change on this. The columns will really help emphasize the verticality of the structure and the base is outstanding. New York is getting some incredible skyscrapers!

I think the crown is meant ti be proportionate to the base.

An intentional design detail.

Renderings showing the relationship of the new building to its 1930 neighbor have not yet been released, though McMillan says “they’re coming.”

I would also like to see renderings from this angle...
