^yes and no.

The guys behind this are doing the best stuff in the city, https://beljandevelopment.com/projects/, but this site is confined and not really going to work at street level for anything. They have this proposed as phase one 30m north on the same parcel.

https://edmonton.skyrisecities.com/forum...-development-hodgson-schilf-evans.31488/

This is why the ground-level is less concerning to me here... especially with well-scaled and a more granular urban realm in the rest of Whyte Avenue/area.

I didn't realize it was on Gateway. Fair points; that's not a lot to work with.

I mean how so? It's right next to the GO station, has a large park next door, isn't located directly on some major car artery, has ground floor retail, etc.

The location isn't exactly downtown Toronto walkable, but it's a plenty fine design in itself, and is just the first development proposal for the area. The area is planned to intensify quite a bit and should be fairly walkable in the future.

It's completely isolated. Your world would be the development itself and your lifeline to the city--the GO train. Sure, you could put on your moon boots and get in your Scooty-Puff Jr. to go for a ride around the solar system, but it's fundamentally odd to live in an intense urban environment that just... ends. The developers may as well pop a Logan's Run dome over that thing.

Wow, that's grim. I'd rather the old PoMo Waldorf-Astoria designed for that site, honestly, and it wasn't great.

Looks like an office building along the 40, stretched upwards.

That Montreal project on the old proposed Waldorf site looks like something out of a second-tier city in the Caucasus or Central Asia or something.

Yeah it'd be at home in some Kazakhstan suburb.

Haha, when you put it like that it actually sounds pretty fun! I definitely agree with you and see absolutely zero appeal to living in a place like that - but on the other hand, how else do you urbanize the suburbs? It has to start from somewhere, and an isolated high density complex beside a commuter station seems like a good place to start. Hopefully more developments will then follow and it'll eventually resemble something approximating an urban neighbourhood.

Exactly. TOD is a really great starting point to upzone the areas around it. Especially out in the 'burbs. We see it all over the Lower Mainland with Surrey, Burnaby, Coquitlam, etc.

That's the crux of it right there. If that development was all that will ever get built there, it seems out of place but that's not the case. The long term plan for the entire region is the development of mini-downtowns. The end goal is to create a critical mass of stuff clustered in nodes so people don't all head to downtown Toronto for work, recreation, school, and shopping.

It's Transit Oriented Development. The needs of a growing population are met and done in an environmentally friendly way.

It seems rather less than ideal to create a "mini downtown" from scratch in a suburb that already has a mini-downtown. The issue seems to be that unlike in places such as Brampton and Port Credit, the the rail line isn't really that close to the downtown.

The question is, in cases where the existing town centre isn't on the rail line, is it better to reinforce the existing centre and therefore reinforcing the community's history and sense of place? Or is it better to create a new centre based solely on a connection to somewhere else? Personally I'm not really sure. What i wish is that all historic town centres were built on a rail line rather than the rail corridor being almost 2km away

I always really liked the old Waldorf Astoria Montreal proposal. It is unfortunate to see a sub-par development going in there.

Bleh, the garishness of modern Almaty warranted the name change to just as tacky a person as the city is.
