I forget, does the Heritage Commission have any actual power to pass or reject a building? If not, isn't that vote basically a suggestion?

We've been rejected by them a few times and went through rezoning no problem, but I think it's a ball of wax depending on the building register category... this goes to Council that takes this as... advice. I think you're right. I recall on one of ours we had the approval of Planning staff, the UDP, and council but not heritage.

Like an Urban Design Panel vote, I don't think a Heritage Commission vote is a legally necessary condition of approval. A developer can take an application straight to Council and/or the Development Permit Board, notwithstanding a negative decision from the Heritage Commission. But like a UDP vote, I think Council and/or the DPB give Heritage Commission decisions substantial weight. But maybe someone who knows more can weigh in.

The reference to 2.25k was in respect to their decision on 555 Cordova, which had led to the proposal being placed on hold.

The 70k sqft figure is based on their comments around the proposed 20.98 FSR, and how the guideline calls for 9 FSR. In addition, there is their call to reduce the bulk, increase the setbacks, and address the shadowing of 640 W Pender.

Their vote doesn't stop the rezoning process, but it is possible staff could ask for substantial changes as a result. Either way, it will be interesting to see how its UDP review goes on March 3rd.

No, downtown does not have a future for employees, as evidenced by the millions of square feet of office space under construction, and millions of square feet proposed.

It appears the applicant just didn't provide any shadow studies, which is typically a requirement for any rezoning.

That listing has been up since at least Nov 2018. They are selling it and then will receive parking spaces as part of the redevelopment. 550 only has 36 units and it seems like one stall per unit.

The City finally planted new trees around Library Square on the Homer and Robson sides yesterday.
The tags call them Parrotia Persian Spire (Persian Ironwood). They aren't done, and still need to plant some more.

So definitely a smaller tree, so a change from the original tulip trees which never did well.

Also noticed that the new trees in the Richards St. bikeway (between Robson & Georgia) seem to be the same species of tree.
