Taking out a chunk upfront doesn't resolve anything. I might even make it worse by further discontinuing the street wall. I would have preferred a reduction in height instead. Maybe an effort to make the ground floor look and feel like a row of independent storefronts.

For those following the progress of this development, there are new ew material is available on Devapps.

The applicant, in response to comments received to date, has submitted revised plans and made significant changes to the design of the building. The applicant described the project updates and statistics as follows:

The building design is now an H-shaped footprint resulting in a new courtyard along Richmond Road and rear courtyard for the development. Review the “Design Presentation” on DevApps for details.

Additional sidewalk width and public space along Richmond and at the site corners.

Project Statistics
  • 184 dwelling units, with a range of unit types including studio, 1 bedroom, 1 bedroom +den, 2 bedroom, and 2 bedroom +den.
  • Ground Floor commercial units (472 sq.m, 567 sq.m, 435 sq.m)
  • 131 parking spaces (17 visitor, 114 residential)
  • 92 bicycle parking spaces (resident) and 6 exterior commercial bike spaces

Looks like they also removed the interior public space, which was one of the best features IMO. Very disappointed.

I think that is new design is vast improvement over the original proposal. The Richmond Road face of the building is now articulated and appears far less monolithic. The Churchill face is setback above the third storey. The front courtyard is now a more intimate space in the middle of the block, rather than the former exposed location on the corner. Yes, the rear courtyard is slightly smaller, but that will be the less-used one I would think.

Any update on this project?

It was my understanding that this project was to start either last fall or this fall. Unfortunately, the developer has relocated the patio away from the corner. Any updates on when this project is expected to break ground?

Site Plan Control application process is not completed. Review status is "Application File pending" but that is sometimes not always updated. I have seen projects that are well under construction with Dev apps indicting something other than approved. According to the Dev apps site no documents have been submitted since January 2021. Based on the dates for the documents submitted this would appear to be a 2nd submission.

When will this be built?

I can’t wait for this new building to be built. It will bring back life to the Westboro strip which could use more demand for its retail stores.

It was supposed to start construction this year.

According to this InterRent Reit presentation for Q3 2022. The completion date is set for 2026 so i'm assuming it would be a late 2023 start at this point

Just listening to the Q&A part and gagged. Absolutely everything the project rep said is now in question because, in response to the question of where the workers will park during the build, he has said that they are writing in to their contracts that the trades should be using public transit to get to the site.

Yeah, like that is going to happen. I believe that will 'solve' the problem and is more likely to happen than supplying each of the trades with an electric Dutch cargo bike that will be stored at an off-site parking lot so they park there and shuttle all their tools to the site.

Honestly, while I don't believe trades all need big pickups, I do not question the need for them to show up with their tools and given the state of transit in this city, to suggest that workers can get to the site from all over the region by bus and then back to their cars at park & rides (presumably) so they can move on to their next site that day is beyond credulity.

Parking around Westboro is pretty awful these day. Between the big builds, the LRT work, and all the infills, I often walk down streets that are completely lined with pickups and work trailers. Sidewalks are commonly unpassable not due to a formal closure but because trades are working right up against them or even on them, or crossing them with heavy equipment.

There may not be a solution to this problem (actually my electric bike idea is about as close as I can figure out one cuz even a shuttle from a remote parking lot is not practical) but at least be honest.

If you are spouting nonsense about that then I can't believe you when you say that Winona won't be shut off for more than just crane install and removal. It is currently often closed at the other end after that developer swore up and down that Winona would stay open during their construction.) One of my friends, not a trade, does walk to the site to work but he has no tools since he's just a flagman to handle the restricted access for cars, bikes and pedestrians.

I had a hard time telling voices apart but either Jeff or the developer talked about coordinating.

It was a very small group on the call. That could be because there aren't as many residences affected, or because the developer is being proactive with communications (which was a theme of the meeting). For old-time residents, there may be a certain level of "whatever" now.

The comments I heard were more about mitigating inconvenience (one of which led to the answer about trades using transit.)

I grew up off Maitland and Westboro was a shopping area we came to occasionally. I remember getting one of my bikes from Westboro sports.

My first full-time job was in Westboro in 1979. I moved here 35 years later and struggled to find evidence of the landmarks I recall from my youth or few years working here. In the 9 years I've lived here, the changes have happened at a dizzying pace.

To be honest, I joined this forum because I now live in a skyscraper. But the community here have taught me appreciation for the form and that has helped me look forward to some of the changes in this neighbourhood.

But living through the constant construction, noise and change is hell. The current loss of the beach and waterfront eliminates that heart rate and blood pressure lowering reset. And given that I'm at the tail end of my life, I'm not likely to live long enough to benefit from most of the disruption, let alone live until all the development slows once more to the pace it was the first two years I lived here.
