Getting that height and density past the community in Kerrisdale is going to be an uphill battle as it is, so I have no idea why they would make it even harder on themselves by proposing something that's also genuinely hideous.

Guaranted to draw fire for not "fitting in" with the community.

All the brick cladding in the world won't be enough to placate West Central NIMBYville.

True, but they don't need to be given ammunition either.

Or maybe that's the strategy here? Propose an ugly building on purpose, wait for the community backlash, then revise it to something decent-looking without actually cutting the density much. Developer gets to go to the city and say "hey, we listened to community concerns and responded with changes" without having to scale down to whatever the local retirees want. Everybody wins!

I think that's actually a strategy for a lot of proposals in Vancouver .

Personally, I don't think the building looks bad at all. I quite like it.
However, it certainly doesn't match the aesthetic of the current area and that might be the play. Shooting for Mars, see what you get and landing on the moon kind of deal here.

Design looks like something you'd find more in Miami, and the K41 branding certainly reminds me of the K11 Shopping mall in Hong Kong. All around, very very different for the area.

86 SE Marine Drive & 101 E 69th Ave - Civic Asset Naming Committee Teaser

When Walmart sold this 12.5 acre site in 2018, it was billed as the largest private sale in Vancouver in a decade. Now a rezoning proposal big enough to create new civic assets (streets?) seeks to transform the Old Dueck Lands on Marine Dr that have sat vacant since 2005.

Has this not been covered yet? Anyways, I don't know why developers are allowed to get away with proposing something nice, get it passed, then later on watering it down, like they have with the Broadway and Alma proposal. Unless there was some directive by the City. But why would you want something ugly instead?

A notable difference is the change to the colour of the exterior cladding. The previous design used wooden panels with a more rich tone, while the revised design for the development application stage uses cladding with an eggshell white tone.

It is amazing how much you can change in materials, color palettes, etc... after approval but — me if you increase that building one metre in height...

I mean the shade / tone is different, but I wouldn't call it a huge bait and switch by any means.

Clarification:
Sure, the 2020 had better colour, but either one is miles ahead of the 2019.

The renders in this link are much different than what is posted in Daily Hive, which show a white colour with a plain flat surface.

If they kept the 2020 proposed facade then it might be understandable since it's some ridged (almost like corrugated steel) which will probably be reflective and change a lot during the day/ time of the year.

That link is for the rezoning. The design has been tweaked in the DP application: https://shapeyourcity.ca/3701-w-broadway

I can't think of a single developer that commits to an exterior cladding material at Rezoning. Renderings are just pretty pictures.

Urban Design Panel Seeks To Uncover East Van’s Hidden Wonder

1015 E Hastings St
Last year certainly upended most of our plans, forcing Hannah and I to exchange vows in a short outdoor ceremony with a trio of guests. I don’t think anyone’s plans escaped unaltered, as these weekly meetings left many on the Urban Design Panel wondering where their August break had vanished. The pandemic caused a similar hitch in the consultation for this mixed housing proposal, as its pre-application event was cancelled. Fortunately, Vancouver’s SHORT program has helped keep things on track.

Time is of the essence, as the warehouse that hosts the existing shelter at 201 Central Road has seen better days. This building will offer far more than a temporary roof, as a mix of non-market and market rental homes have also been included. In addition, there’s social enterprise space, bike repair workshops, and even somewhere to store canoes. The latter hearkens to the lost waterways of Ch’ech’ilmn/Chetchailmun (Group of boulders), and sits within a large setback required by the CN Rail line.

If anyone is keen on supporting a MIRHPP project before council next week you can check out writing support or virtually attending via this https://council.vancouver.ca/20210211/phea20210211ag.htm

These West Side rental buildings have taken a lot of flak and I'm surprised they made it this far but it's good to see council support for once.

For 3701 West Broadway, Daily Hive also had an evening close up showing the cladding has some texture:

I mean that statement would be interesting if it was true.
