So it looks like the building that will replace the Tavernacle Social Club and the mortuary will be 31 stories tall.

Interesting. 31 floors should put it around the same height as the 30 floor 99 West Tower, which is 375 feet tall. If it does turn out that way, this would make it one of the tallest buildings in the city!!

The architecture firm, Solomon Cordwell Buenz (a Chicago based firm) is the same one that designed the planned 370 S West Temple project, which I know some were a bit iffy on the boxy design. SCB does seem to do a lot of cool projects though, so hopefully this one will provide some variety.

I wish Salt Lake City would be less afraid of height. How many buildings are we going to have capped out at 375ish feet because they don't have to go through the RFP?

Personally I think EVERY project over a certain size should have to go through the planning commission.

I live in this area and walk by these houses frequently. I've been wondering how long they would last. Turns out, not long. I imagine the houses north of the North Sixth apartments near the corner of North Temple are not long for this world either.

What we know so far:

Developer: Convexity Properties

Architect: Solomon Cordwell Buenz

Height: 31 floors.

Tavernacle said they were closing early this summer, with demolition for the building set in August (I think).

Here is the site plans included in the filing.

There's demolition fencing around the old Snelgrove Ice Cream place on 2100 South in Sugar House -- I still wish they'd give the ice cream cone sign more prominence in the design. Buttttt it looks like there will be action there soon.

A lot of blight, especially across the street. Nothing but cinderblock storage overgrown weeds and discarded junk. Given this type of development in the middle of it looks like this neighborhood is in for some big changes over the next few years.

Will be cool to see SLC's skyline start to move to the east. Orlando, do you have a massing mock up with a tower on the Tavernacle site? Would love to see how it could impact the skyline!

This project is short-sighted. That street facing ground floor is deadly. The city needs to require that they add storefrontages there. Some retail, maybe some amenity, and maybe even storefronts with just mural images behind them. Something other than a parking garage at ground floor. If the city really wants this area to be vibrant, require these developers to provide ground floor retail.

You're right, I didn't really look at the renderings, but that is hideous.

That's in the GMU zoning district, which I'm pretty sure does require ground floor retail. This was the issue with the development that's slated to replace the old In the Venue building on 2nd South and 6th West - the developers tried to skirt ground floor retail requirements by counting a leasing office and private amenities for residents as ground floor engagement. The planning commission was having none of it. Hopefully the same thing happens here.

If it looks like that when it officially becomes open for public comment, you better believe I'll be sending an angry email about that, just like I did for the aforementioned project. The PC is going to start hating me pretty soon.

Agreed, this will add nothing to those street fronts to make it more interesting. There needs to be other uses than "storefront windows" without an actual storefront.

I am excited to see this project for this area!

Maybe I am wrong, but I am not sure that every apartment in the city can support retail on the ground floor. Is there enough demand?

How would having murals create street engagement?

For example; Several apartments built in Murray as TOD's on Main street have multiple empty storefronts that have never been occupied. (Could be Covid related) Those units have been empty long before Covid, however.

What am I missing?

Developers should be required to build flex space at ground level, meaning space that can be utilized for different uses depending on the demand. It’s easier to remodel flex space than try to convert a parking garage into something more vibrant/invigorating later on. Parking garages are the best at killing street engagement/foot traffic, and the safety that would otherwise come with “eyes on the street.” And especially on a corner!

I really wish the GOED could take their focus off “Point of the mountain” and Lehi area and incentivize some tech companies to build a headquarters downtown! I bet if you look at what the GOED puts it’s backing behind it’s all clustered around that area. I don’t pretend to know the ins and outs of the process with the Governor’s Office of Economic Development, but the capital city is rarely involved. Is there something behind this or just the reality of the situation? It looks like downtown SLC will get the majority of its growth from residential going forward and out of state developers.

Looks like Domo has plans for a new HQ.

How about Qualtrics? Are they the type of company to need a lot of sqft of office space? Maybe the new owner will be drawn north to downtown with his recent purchase of the Jazz.

I think your right with those houses. I checked on the Salt Lake County Assessor's Map and all four houses are owned by the same land owner. This seems to typically be a bright flashing sign screaming 'redevelopment coming!' Interestingly, the actual corner lot and the large plot of land behind these four houses are owned by UTA (which seems to have a large amount of land banked in the area).

Those houses have been owned by giv development since before the North 6th development nextdoor was completed. I think at the time giv was trying to work with UTA to buy the lot behind and build another apartment building there, but there has been no movement there for at least 4 or 5 years.
