It's not bad at all. And well, pretty good filler I'd say. It's tall and is a sizable enough structure. That's great to see a revived office proposal in the core.

Pleasantly surprised to see so many positive comments on this one. I agree, it should be a good addition to the CBD. Nice to have one block that's not a shear wall, but instead offers some room to breath, room for light to come through, room for air circulation.

In addition, happy to see a building that's not a box in our downtown core. Few and far between.

The design is 2005-ish, but it’s not ugly by any means. I’ll take this over yet another box.

General concept so far, not a full proposal, but the Algonquins of Ontario are looking to develop a new community just outside of Ottawa's Greenbelt that would rival Orleans, Kanata and Barrhaven. The population could reach up to 45,000 (a little less than half the current big 3).

The idea is to build a One Planet Living community, the second in Ottawa after Zibi.

The new community would feature 500 hectars of denser, mixed-use living and 600 hectares for a "natural land trust".

The City of Ottawa's joint Planning Committee and Agricultural and Rural Affairs Committee has today approved 445 hectares of the land within the urban boundary (current area in beige and orange where developers can build).

I really like these proposals on this page, even the second phase of that Calgary development isn't too bad. (Oh, well, the Toronto proposal is a piece of crap)

Nice to see some playful proportioning used in those two projects. The one reminiscent of rural landscapes is quite nice.

In my experience, there are some neighbourhoods of Toronto where developers bring their architectural A game, and others where they just phone it in.

The whole Jarvis/Dundas area is one where they don't give a shit.

Conversely, the area closer to King and Bathurst has generally high design standards.

I agree. Up the street toward Bloor, there's more of an investment in better design.....and yet, the other way, to the lake....it;s a minefield of schlock with some okay designs in the mix....even the better ones have issues.

What you're getting at is probably the difference between areas that are in high demand from locals to actually live in vs. areas that are in high demand from investors simply because they've been zoned for condos. The former allows for higher price points and also tend to be built by more veteran Toronto-based developers.

Jarvis & Dundas area also has a lot of cheap student rentals which further compound the ugliness.
