I hope they do the logical thing and relocate the curb cut to Washington Ave. An underground parking garage like this would actually be a huge asset for the Italian Market because spots are always tough to come by at nearby municipal lots. Also it's just a beautiful rendering that will be replace a trash filled vacant lot in a highly visible corridor. Last I heard Anastasi Seafood was relocating nearby. It's a big deal for the business owners as well who would have a lot of new customers in close proximity. The Italian/Mexican Market needs to clean up its look and this is a great step in the right direction. DiBrunos has done a great job with the old Rizzo mural lot.

Some interesting tidbits in this article https://www.bizjournals.com/philadelphia/news/2020/12/10/sale-of-sites-on-the-rise-in-phila.html

Philadelphia sites selling at torrid pace as developers bank on city’s post-pandemic rebound

A non-descript, single-story, 29,050-square-foot building at 949-77 Marshall St. that sits in the center of several high-growth areas including Temple University, Northern Liberties and Spring Arts, has sold for $5.5 million.

Though fully leased to state agencies through at least next year, the building wasn’t marketed to investors as another income producing property. “The higher and better value was as a development site,” said Ken Mallin of MPN Realty. Catalyst City Development bought the building and plans to raze the structure to create a 40,000-square-foot site for a new townhouse community.

...

While residential development is happening throughout the city, the most active neighborhoods continue to be Northern Liberties, Fishtown and Kensington, McManus said. One emerging neighborhood where there’s been an uptick in activity is Paradise Hills, which is off Kelly Drive and bound by Allegheny Avenue and Ridge Avenue.

Paradise Hills? LOL.

I believe they mean Allegheny West.

On another note...the amount of development happening in Manayunk and Roxborough is impressive. It gets little attention.

Both, and in particular, Roxborough...are really growing up. Roxborough has always been nice and stable, but it's never been particularly upscale. The infill is typically $700K plus.

Yeah, this is huge and great too see! This 7-11 is such an eyesore, and there's way too many parking lots around what should be a dense transit hub.
