yeah the interim standard has a ped/bike lane it would seem. the adjacent development would pay for the ultimate standard.

Surprised that it is even marked as gravel on the plans.
When they extended Lansdowne to the Oval distroct, there were very narrow sidewalks.

If you cropped out the river part and just focused on the building mass, Richmond has a super urban build-up now. If the photo contrast was played with to get the building more into focus, it would really pop

if you check google street view you will see they were demolishing the existing in 2016.

Would love to know why you think it'll never happen. Zoning or other issue? Huge amounts of development along No.3, any reason why this parcel of land is different?

Real quick take. Hope they keep the giant No.3 sign, would give the building and street some much needed presence. Its going to be a sea of generic glass in a few years.

The office portion definitely won’t happen. Look at view star, look at the development right across from city hall. I think you meant to say huge amount of empty lots along no. 3 road

Do anyone know what happened to atmosphere? It is far slower than other development. Looks like the project has been frozen for a while after the digging!

Gonna go on a not-so-wild hunch saying it's likely cancelled/stalled due to insufficient funding from banks while realizing profits aren't going as projected.

Projects like these were flying off the shelves in Richmond/Lower Vancouver about 2-3 years ago. But due to the worsening market (economic climate, Foreign tax & restrictions, COVID, etc.) a lot of these Asian developers are side stepping out of deals.

PS - I hope Atmosphere gets sold off as a whole and redesigned, as it was pretty non-descript.

i have heard about the funding story when they were selling. South street was selling with huge discount and seem very rush to receive deposit. I remember that any realtor sold 15+ unit will receive a 100k Mercedes. Also, when Paramount was selling for above 1000/sqft, Atmosphere was selling for 850-950 price range(after discount, especially the 2nd promotion). After i heard most of the residential unit sold, they released retail stores which was not their original plan. The reason was that the founder forced them to sell as much as they can to secure more found coming when completion.
And everyone should remember that just after they start digging, the whole site paused for a long time, then someone from the inside told the industry that why they paused because there was an underground stream which they have never surveyed before. Who knows. Then they dug and left the site like this.

I'd be surprised if there was an underground stream anywhere in Richmond, with their types of soil. At best, there might have been a slough but that would have been regularized into a ditch long ago when Lulu Island was divided up into farms and then put into a culvert as it was suburbanized.
