So maybe the majority of the discussion on the forum around the inland port happened when I wasn't active, but this was new to me so I thought it was worth sharing. If you're like me and have asked the question "what will it actually look like?" then here you go:

Kensington will be about one “line” taller then Wells Fargo on that diagram. Hopefully the building lot elevation adds another 20ft visually

Thanks for the Inland port post Atlas. I definitely don’t want to see lots of cheap 4-6 story office buildings there

Otherwise this will probably just streamline the light industrial and shipping Developement that was going to happen in the area already. No doubt this will add to it but streamlining it will be very helpful. I know the infrastructure is being strained in the area to the south with similar industrial activity

Update on the Tavernacle Social Club from their website:
Quote:
If you haven't heard, our landlords have given us notice that they plan to bulldoze our building sometime after August. So we will likely be closing our doors sometime in June, 2021.
Does anyone have more information on the rumored apartment tower that is going to replace this building once its demolished?

Fencing has gone up around the Moda Luxe site and there is a crew on site. Looks like they are getting ready to demo the existing buildings, finally!

Atlas those are some interesting images regarding the Inland Port. However, if you click on the website you will see they were done for the client, SLC RDA. This was completed when the city was creating an RDA area in the NW Quadrant as a visioning exercise of sorts. We all know now that the city has lost control over most of the area as the state has taken over. I would not expect that the area will look anything like those images. Frankly, I would expect that the NW Quadrant will just look like the International Center sprawled throughout the buildable area.

There is a very large project planned on the site where Tavernacle is located. I can't say much but it's large, tall and impressive. I think word will get out sooner rather than later but it won't be from me.

Moda-Luxe is so close finally to breaking ground.

What is the timeframe for the tower that will replace the Tavernacle? Is it a residential tower?

Last we heard was a 28-story residential tower.

Wow. That is an impressive amount of infill going on right now. SLC is definitely changing in the six and a half years I've been away

Any word on if the Tavernacle will be able to find another location? I'm happy to see more height and infill, but it would be a shame to lose the Tavernacle because of it.

I had a short conversation with an employee at Tavernacle a few weeks ago and they made it sound like they were closing for good and wouldn't be opening a new location, but that hopefully doesn't end up being the case.

Losing that entire Broadway Place building is a bit of a bummer. Always had neat little shops and The People's Coffee was my go to morning stop while walking to work.

It's interesting to think about how much impact one commercial building can have on a neighborhood.

I absolutely hate that they are going to tear down the Tavernacle building. What a waste.

And we'll get two years of a vacant lot while they scale down the original plexiglass cereal box proposal that has a leasing office on the ground floor that is "street engagement."

I hear ya Scott Harding. As a designer, I have faced similar situations. Here in Seattle we have a process through the city that has community outreach. I assume that SLC would have something similar, but maybe they don't since there has been no public records of the project made available yet. The best response from the designer is to come up with something that would allow for those similar bar/retail uses to occupy the ground floor.

I recently designed an 8-story apartment project that proposed the demolition of some funky bars, pinball arcades, & jazz club. Our response was to design the building so that similar types of uses and eclectic character can still occupy the ground floor. It's still idealistic, and may not be feasible for some of those bars to return without some lease forbearance due to the cost of new construction, but it's still the best response for a new building that replaces places like those. Here are a couple images, of the previous site and proposed design. The new design is a little too sterile on the front side (IMO), and the renderings show a bunch of young hipsters whereas the existing bars cater to the older local community that are artists or bar tenders, etc.

So they said they're "going" to bulldoze the building in late summer.

Does that mean it isn't going through a design review at all?
