Random question. This project original had an SLS hotel incorporated into it, but fell through. Does anyone else see a super luxury or unique hotel brand coming to Philadelphia in the next 5 years? (besides the W).

Some names - The Edition, St. Regis, Mandarin Oriental, JW, another Autograph?

I would love to see The Edition brand expand here, perhaps the Society Hill hotel proposal.

Arthaus miniature architectural model by Philly SkyGuy, on Flickr

Finally went to the sales gallery. They pulled out a miniature model of the tower that shows the final design, according to the sales team the renderings that were produced almost two years ago show the unfinished design

During the tour there was no mention of the units. I just asked the sales VP and she said Mr. Dranoff does not give out that information. She also said there's 107 units

If true, this wouldn't be a huge surprise IMO. I don't think people spending this kind of money want to be right on Broad Street - they'd likely rather be 2-3 blocks closer to Rittenhouse. And nothing against it whatsoever, but it always seemed a little funny to me that this was being built right next door to the Broad Street Ministry. I think this building will ultimately be a big success, but I'm still kind of shocked that it's happening, particularly given the economy.

not exactly apples to apples, but the empire state building opened at the beginning of the great depression, and was almost entirely empty for years. it did ok. obviously, this is a resi building and the esb is an office building, but still...

Can you not see what is going to happen to this area in the next 5-10 years, this part of Broad is gonna look like a block of center city soon
