Replacing this structure - old Arctic Circle location

I believe this project was mentioned in a Building Salt Lake article, though this is the first time I have seen the initial rendering.
I think this is being done by the same developer who is building micro apartments on the north side of North Temple between 900 and 1000 West, about one block west from this development between McDonald's and the Laundromat. I just hope this development takes care of the issues that have sprung up in front of and around the vacant arctic circle building this past year.

I have a question that maybe somebody can answer. It's interesting how downtown housing has evolved. I remember when American Towers was built many years ago (they might be called something else now), two 25-story towers. I'm not sure whether they were ever very attractive residences, they never came with exterior spaces like balconies. Anyway, they had trouble selling them and they converted one of the towers to office space. They were the first high-rise condo towers in Salt Lake. Now we have 99 West and the others and in a year or two the Kensington. Are all these high-rise / mid-rise condos selling? What's the market like?

There has to be a market for it or I don't think we'd see the level of construction we've experienced the last few years.

With that said, your point is interesting but I want to add another layer: Salt Lake, in the 1950s, 60s, 70s and 80s, saw a surge of decently-sized residential buildings go up throughout the city - buildings much taller than what we've seen the last two decades or so.

Most of what Salt Lake City is experiencing is typical of any city, regardless of size, throughout the country, and the architecture is also very similar. They're not unique, and don't generally stand out. Where Salt Lake does continue to lack is any level of height in its residential developments. To be sure, there's been a couple additions lately (mostly spurred by the LDS Church's City Creek development) but nowhere near what the city experienced through that stretch I pointed to above.

You know, buildings like:

Bonneville Towers:



Aztec Condos:



Wasatch Towers:



Zion Summit:



These two towers by Rice-Eccles Stadium (Friendship Manner and ... I forget):



Hightower Apartments:



Not the most architecturally pleasing buildings by any stretch of the imagination, but they have created some nice density throughout the non-downtown area.

We don't see a significant amount of residential buildings with that height anymore. Especially outside downtown.

I have issues with the URI as much as anybody, and I love to daydream about walkable cities and density etc, but our urban fairytale took a huge hit this year. There is a massive outflow from coastal cities already. Density/crowding, civil unrest, homelessness will be a trigger for a huge chunk of the population for years/decades. You think our homelessness problem is bad now? Wait a year. Cities blow right now guys. Culture, food, beverage art, all the things we live in the city for have collapsed. Not "are struggling" but have already collapsed. SLC will fair better than most, but this whole urbanism project just got a gut punch. Office and retail and social culture (the main reasons to live in a city) will take years of not decades to recover.

And all of this value judgement about SFR vs multifamily or dense living is just silly. I choose to live in a SFR near the core. I like to weld, work wood and need a place to out my trailer and boat. I would rather die than live in an apartment or condo. Up until about six months ago, I would also rather die than live more than 30 minutes away from our urban core. To say that has shifted in my mind is an understatement.

It's still called American Towers and it's still two residential towers, I recently lived there for four years. The interior layouts are ok, the exterior walls are all windows from 3' up, but the original ceilings are only 8' unless it's been remodeled and extended to the cement above. Interesting that each unit on the floor is different, the only units that are the same are the same unit # on each floor. Residential units don't start until floor 3 and there is no 13, and it goes to 26 + a penthouse level and roof recreation space. There is AT office space, but that is tucked in between the two towers and accessed by a plaza. The location and amenities, roof top bbq's, and hot tubs. Billiards, racquetball, gym, pool, hot tub, library and event space on the 2nd floor that connects the two buildings, (behind the commercial)

This would be if we got a MLB team. If could be a football stadium instead, that would take up some more space and would be aligned N/S, but one would fit. Maybe when it's time for for a full rebuild of Vivint, 20 years maybe, it turns 30 next year, this could be a good spot, as downtown will have substantially grown in all direction by that time.

Disclaimer -
Ballpark - I would prefer Smith's Ballpark be reconfigured at its current location to accommodate MLB capacity, but I think it would be tight with Main St.
Vivint - I would also prefer it to stay in it's location and if needed to be rebuilt they could play off site for a few seasons. The location is perfect and the city has grown to surround it.

Does anyone know what the big crane being set up on 2nd South between

State and Main behind Liberty sky is for?

Are they getting ready to raise the crane for Liberty Sky but it seems the crane is kinda far away for that.

I speculated that it is for increasing the parking garage behind Liberty Sky for Liberty Sky. There was a post on this a couple weeks ago.
