I agree. Much better than what I imagined they would do with that plot.

This has a video and an image of the Austin State Hospital stuff. Wasn't sure where it should go so I figured I'd stick it here for now.

Re: Whole Foods @ Shoal Creek -- yeah it's a nice design. I like the way the street level sign interacts with the building. Still a little bummed the original Shoal Creek was so short . . . but I guess that's kind of a 2020 hindsight kinda thing.

Hopefully we get a Shoal Creek Tunnel like the Waller Creek Tunnel. It needs it for flood control and a constant flow creek would be nice for the area.

If I were a developer of either of those sites I would be working with the city to integrate them into an office tower base. Its a hell of an amenity on a rainy/hot/cold day to have direct connection to your building to transit.

My favorite commute when I lived in NYC involved a one block walk to the B/C on central park west and then never having to be outside at all during winter.

Finally something up to par with WF's stature and brand image. The current HQ is bland compared to many of their supermarkets.

Tell me more! As someone who lives in DT Austin w/o a car Round Rock is the same as Oklahoma City in that I hear about it but never get up there. What's going on in WilCo? Is it urbanizing in a walkable/transit friendly way at all or is it just auto-centric stuff? Are the a bit more open minded nowadays and treating people fairly? That seemed to be a big issue in the back of my head from the 90's, not sure what it's like today.

I live in Wilco. Definitely mostly sprawl, but there are efforts for urbanization in a couple of ways. Baby steps, but some promising developments that may spur on other opportunities a la very small versions of the Domain.

Cedar Park is redeveloping Bell Blvd and has also pushed for more density in apartment buildings and shopping areas in recent years that will perhaps yield some changes.

Leander has Northline, right next to the Leander Red Line Station. This also has an adjacent St. David's hospital (clinic and ER currently, but I think it will be expanded) and an ACC campus.

Leander also has another significant proposal immediately to the south of Norhtline, called Leander Springs. Not sure how far along that is in the approval process.

Round Rock and Georgetown have small-town downtown areas, but with some charm and character. I have heard rumors of increased density but on a much smaller scale. Haven't heard much beyond these things.

And of course, there's the long term promise/potential of Robinson Ranch. Though who knows when?

RR + Higher density mixed use + 1/2 Red Line stations (I'm assuming)

Williamson County Growth Summit: Cedar Park hopes to become tech hot spot

Quote:
Leaders in Cedar Park want to position it as a hub for fast-growing technology companies.

[SNIP]

An estimated 49% of Cedar Park residents had a bachelor's degree or higher in 2019, according to the Census Bureau. For Williamson County as a whole, that rate was about 42%.

"It's a very highly educated workforce that lives in Cedar Park," White said. "So I think we're seeing a lot of businesses see that, and during Covid we see a lot of businesses want to locate closer to where their workforce lives so they don't have to travel."

A natural landing place for some of those companies might be the major mixed-use developments going up in different parts of town, which pack substantial commercial elements.

Indigo Ridge is planned as a $1.5 billion community at Whitestone Blvd and Sam Bass Road, with more than 5 million square feet of offices, hotels, residences, shops, restaurants and entertainment venues. It already has a major tenant in the form of the state headquarters for the U.S. Tennis Association.

I forgot all about Indigo Ridge. Thanks for adding that one. And Novacek is right - Robinson Ranch is ripe for opportunities, but I haven't heard anything on that either. Massive chunk of land in a prime location.

So yes, WilCo is definitely up and coming in ways that are somewhat similar to Collin County in DFW. Mostly sprawl, of course, but some very significant development along DNT and SRT (121), not to mention 75, PGBT, and the 380 corridor. Could we see something similar here? This is why I like to keep up with the Austin Metro thread. Fun to see things happening outside of the core as well.
