Several building permits were filed for foundation work on new apartment buildings on the Southside Beltline. This is for 680 Hamilton.

Permits for two parking decks, and four 4 story buildings and one 5 story building.

Building Permit filed for a new healthcare building for seniors; 3 levels over parking consisting of 42 assisted living units, 40 skilled nursing units, 21 memory care units plus all the support and common spaces. Canterbury Court in Buckhead, 3750 Peachtree Rd. At the same location, another building permit filed for new Multi-family (98-units) senior living facility & parking deck. These are two separate buildings (Building D and Building E):



Land development permit filed for 872 Memorial. Madison Reynoldstown. 116 units in two buildings.



Land development permit filed for 302 Decatur street. Thrive Sweet Auburn, 117 unit 4 story mixed use building.



Land development permit filed for Accent Morningside II at 1945/1965 Cheshire Bridge Rd. 155 units.

[This is the existing building, but it should look something like this]


Land development permit filed for 251 Anderson Ave NW, the Mallory apartments. I can't find much info on this one.


Commercial land development permit filed at the Gulch, 30 Spring st NW. "Relocation of existing combined sewer, minor demo, and erosion control to prepare for future mixed-use development."


Almost a month old, but I missed this one. Commercial land development permit filed for a new Humane Society building at 1551 Perry. This would free up their existing location at 10th and Howell Mill, which is a prime development location.

Someone noticed last week there was a new fence put up around the Cousins property on W. Peachtree between 7th and 8th (901 west peachtree). Today there are a couple workers on site and they've delivered some machinery. Demolition of the existing structures may be imminent!

Drove by this morning. The machinery in the pic yesterday was on the road, and that's gone. No workers on the site.

Hopefully things get started soon though.

I doubt it is starting anytime soon. They replaced the cheap looking fence with a nicer looking one that looks permanent and all the crews were doing was digged a couple holes in the sidewalk and then filled them with grey sand.

I feel confident with Cousins and this project. Cousins is a solid company that has been around a long time with good follow-through. I also feel like things will start looking even better as companies start to gear up again over the next year or so.

I agree. I saw that fence earlier today. That is NOT construction fencing folks.

A re-zoning planning permit was filed today for 1078 Moreland by RangeWater Real Estate for "160 wood frame unit rental townhomes."

Also re-zoning permit for 9 townhomes at 185 Flat Shoals, with commercial space on the ground floor of the two units with street frontage.

Painting the building white and changing the roof color would go a long way to refreshing this building. Its street presence is awful too. I disagree with a previous comment that all buildings are a reflection of a their time periods, as if to suggest that there is benefit to preserving all older structures as originally designed and there should not be substantial updates to overhaul and change structures that offer little in historical or design significance. Great location and potential for this building, I am excited to see what changes end up happening.

The problem is that there's a gap between when repairs are needed, and the building gains "historical significance". Stuff from the early post WWII period is barely just now being appreciated as "historic", and that's been 80 years. But the typical maintenance cycle of a building is only about 25 years. It hasn't been long enough to know if it has historic significance or not. It looks dated to us because there's still a lot of this kind of thing around and we've lived with it. A future generation might only have a few such examples left, and might find it significant in a way we don't.

A good example of this sort of thing is the space age (late 50s-early 80s) architecture of a lot of buildings in ATL that have gotten lost to time due to "renovations". I'm mainly thinking about Lenox Square, that had two really amazing designs that are both gone- the original outdoor design from the 1950s, and the expansion that opened in 1980. Eliminating these design elements while they were still common, "dated" and not yet "historic", was incredibly shortsighted. Now, there's nothing like it left.

I think you make some compelling arguments, and I actually love the original Lenox square building. I live in an I M Pie designed residential building that was built in 1960, and I moved here into this building solely for the style of the building, and not the neighborhood.

I think there are limitations. The 1280 west building was designed to look like the IBM tower, which I believe is one of the most beautiful skyscrapers in the country. The only real design elements I can see carried over, however, is the paint color of the facade and the pitched roof at the top. Otherwise, it looks similar to other residential towers of the era that had balconies. I lived in a tower like this in Chicago built in 1989- it did not have a pitched roof, but looked exactly the same regardless.

I think it is objective, but still architectural significance is not something we need to wait 80 years to determine. Let’s compare LILLI to the Taco Bell student tower on spring street. Two extreme examples, I know, but one is clearly a higher caliber project worth preserving, and the other will certainly be renovated in short order to erase the color by numbers trend that appears to be popular now, but will probably not age well. Just my opinion.
