Obviously. I'm well aware of how these things are financed.

And, the Independent had contracts on almost 90% of its units within a few months of opening their sales office. So, that was not the cause of any delay in starting.

An additional variable to funding is the overall economy - post-pandemic. What is it going to look like under new governmental control? Plus, there is a correction still looming. Furthermore, nobody knows how long it will take for the office & leisure markets to bounce back.

Another anonymous source has been kind enough to share a treasure trove of info about this project. I don't have time to post a lot of it right now. But I'll be sharing some of what I have over the next few days here and on my Twitter.

The base is divided into two sections - North for the hotel and South for office and residential.

^^^I didn't see anything labeled lower on the layout above. But, if the tower's true T.O.P. is at 1492' AMSL (as indicated on the FAA filing) - the lowest point I saw on the diagram was ~452' AMSL (near the base of the stairs between the two lobbies). Thus, this tower may be in the ballpark of 1040' in total height. Unless a lower point is confirmed.

So, wow. That’s pretty amazing. The Waller Creek interplay is really intricate and beautiful. It’s hands down the best part of it. Bridges and overlooks and paths and tons of greenery. And the action at creek level explains a little bit better why the rest of the tower looks like it does thematically. A lot of those support columns at funky angles go all the way to the top. Not sure it makes me like the tower any more, but at least it makes more sense.

I weep for all the traffic on Red River, though. Not that there are any better options, but that paseo dumps all its traffic out onto a very congested two lane street. Gonna be hell getting out of there on weekdays.

Also, congrats everybody for being worthy of an anonymous leak! Pretty impressive IMO that we rate such a thorough info dump. We’re really coming up in the world!

To have a building of that magnitude and height so close to nature, a lot of nature, is unique in itself. Most seemed to be surrounded by cement and other tall buildings with a few trees at best. You could almost step out of the front doors and feel like you are in a park in the burbs. Very cool!

Red River needs to be closed on the weekends or at least prevent uber/lyft from entering the area and create a drop-off pickup zone for them.

There is a lot more to post that I will probably get to tomorrow. Hopefully nobody complains about copy right issues. A rendering of San Antonio's first legit new downtown residential tower was posted a couple weeks ago and was shortly thereafter removed when someone connected to the project complained. So save copies of the images.

When cross referencing the renderings and the diagrams with AMSL's - there is a door at the 450.41' AMSL mark. So, maybe this is 1042' tall?!?

Well, I'm stunned. I really was hoping we'd see the first design shown in the renderings, and that seems to be what we're getting. The interaction with the creek and the landscaping is really beautiful. I feel like this building speaks about Austin's love of the outdoors. Even a billion dollar supertall can get down to nature here and be inviting.

Where are you seeing 1492' as the AMSL? The highest I've seen was 1474'.
I'll post more images when I get more internet time, but I count the height as 1,030' now.

I cannot make out the elevations in the provided diagrams. They're too fuzzy when I try to zoom in.

The FAA filing listed 1492'. And, I see where Goldenboot viewed the 450.41' entrance on the east/creek side of the tower. I would concur that this baby is about 1040' according to the CTBUH definition (based on the FAA filing height AMSL).
