It's more than a placeholder really, in the sense that they're going to build the office building. The Broadway Plan should determine how big a residential tower they can build on top, and the office building will then become the podium.

Hopefully it’s all office and no residential on top. You would attract a lot more ridership having office jobs there, as an office tower holds way more people.

All of Broadway should be reserved for office. There is plenty of opportunity to build residential off Broadway. Fairview slopes would be the appropriate area to have very high density residential (towers). The future lrt right of way is right there, so high density can easily be accommodated.

I think that would classify as "down zoning" even under the current C-3A which this is being built now and will be built after the Plan. If the City did that they'd probably owe a lot of landowners a lot of money.

Interesting project. The pre-application event was held nearly a year ago. It must have gone well, as the project seems relatively unchanged since then. That said, the FSR has been increased by .7 , but that could just be because some of the existing space was reclassified, and included in the calculation by the city.

Yeah, it does look like an 8X rip-off.
The sun shades on the balcony side make little sense since the protruding balconies already provide sun shading.
If they remove the X frame and just add shade fins to the glass section like Waterfall at Lumina, that would look good.

I've always liked Main and 2nd. I feel that it has just the right kind of massing for a mid-rise in Vancouver.

As for the other ones... I forget, are they industrial mixed use or am I mixing it up with something else?

Main & 2nd is perfect for the area, though I'd hate to live right on that busy intersection.

The picture showing the elevation along Main shows a weird area there, curious to see how that turns out.
