East Medinah Village, an affordable housing-centric development planned in the Peoplestown neighborhood, at 1184 Hank Aaron Drive, is moving forward. Permits this week were filed with the City of Atlanta to kick off site work for the proposed mixed-use development, starting with its first phase: an 11-story building with 250 affordable residential units, three floors of parking, and retail space which will be located on the first floor. It is being developed by New-York-based Exact Capital Group.

East Medinah Village has been in planning since at least 2006, according to an Atlanta Regional Commission report from February of that year. It is meant to be a mixed-use development across 6.2 acres. When the proposed development first surfaced some 14 years ago, it was to include 722 residential condominium units, 97,400 square feet of retail, and 90,700 square feet of office.

That's so wierd. A new hotel in the Covid-19 era? The tourism industry hasn't come close to recovering yet. You'd think housing would do better.

A Washington D.C. developer known for projects in walkable, urban neighborhoods is pitching a 324-unit residential tower in Midtown that would feature both luxury apartment units and condos — a first in Atlanta.

Capital City Real Estate wants to build a 267-foot-tall tower on the site of Earthlink’s former Midtown office campus on Peachtree Street. Last year, it bought the 1.5-acre Earthlink property at 1439 Peachtree St., on the north side of Midtown, for just over $15 million. Capital City also plans to develop the adjacent parcel at 1429 Peachtree St.

The new 24-story residential tower would include 55 condos on the 14th through 24th floors, with an average listing price at $1.6 million and average size of over 3,000 square feet per unit, according to an Oct. 13 presentation Capital City made to the Midtown Development Review Committee.

The remaining 250-plus units would be for-rent apartments.

Ladson Haddow, a managing partner with the residential market analyst Haddow & Co, said “there is no precedent for condos atop apartments in Atlanta.”

The concept has been done in other markets, including the 505 Tower in downtown Nashville, Haddow said.

Capital City plans to start construction by the middle of next year, Scott Zimmerman, founding principal and president, told the Midtown Development Review Committee. The project could be finished by late 2023, he said.

That timeline will depend on construction financing.

The problem is if they bring this up to the street, the setback will be uneven and inconsistent with the rest of the urban environment....very awkward....really this is the fault of city planners 30-40 years ago. I agree with you. They did the best they could given what's around them.

New 41-unit townhome development planned in Old Fourth Ward faces some community resistence.

A planned 41-unit townhome development in Atlanta's Old Fourth Ward is getting pushback from some longtime homeowners who say the project is too large for their mostly single-family neighborhood.

But the historic Old Fourth Ward just east of downtown, once a declining neighborhood, is now rapidly gentrifying and filling up with luxury apartments and condominiums, spurred in recent years by the Atlanta Beltline Eastside Trail. Building the townhome development at the corner of Parkway Drive and Linden Avenue, less than a mile from the Beltline, fits in with the city’s vision for more urban, high density residential developments in the neighborhood and throughout the city, according to developer Satish Lathi, managing partner of local company Live Oak Realty Investments.

During a recent virtual Fourth Ward West neighborhood meeting, about a dozen members said they opposed the project. They called the design “unattractive." They said that many townhomes would bring too much traffic to already congested streets. Townhomes are "not the type of development that fits in with neighborhood," said a 35-year homeowner who lives across the street from the planned project.

Lathi said he initially thought of building apartments on the property, but decided it was more in keeping with the “character of the neighborhood to do ownership versus rental.” The townhomes are expected to sell for between $650,000 to $850,000.

The 3-story townhome project is proposed to be built on 1.2 acres at 572 and 578 Parkway Drive and 404, 408 and 412 Linden Ave. Three houses and a vacant lot currently make up the property that is surrounded by several single-family homes as well as some apartment buildings on Parkway Drive close to North Avenue. The current owner of the property where the townhomes would rise is Erich Randolph, according to Fulton property records.

An Austin-based student housing developer is venturing outside of its Texas confines and entering the Atlanta market with a new project.

Lincoln Ventures is proposing a 31-story co-living tower at 859 Spring St., at the corner of Abercrombie Place and a stone's throw from the new NCR headquarters and Tech Square. The 195-unit project also will include 1,800 SF of commercial space, Lincoln Ventures President David Kanne said in an email to Bisnow.

The project will offer 550 beds across the 195 furnished units, with 83 units set aside for renters earning 80% of the city's average median income, Kanne said. The market-rate beds are expected to rent for between $1,350 and $1,700 per month.

A developer is proposing 283 for-sale townhomes and single-family detached residences in Chosewood Park near a planned extension of the Beltline’s Southside Trail.

Prices would range from $235,000 for one-bedroom units to $525,000 for three-bedroom units.

Thrive Residential, now owned by housing giant Toll Brothers, wants to build the project on nearly 10 acres at Gault Street, McDonough Boulevard and Federal Terrace.

No, I believe they are still awaiting an anchor tenant before beginning construction. Not sure how likely that is in the near future, with the current COVID rates and additional office vacancies.
