Strada Investment Group has proposed a $200 million, 16-story residential tower on a seven-parcel assemblage in SoMa.

The 503-unit project would rise between Bryant, Welsh and Zoe streets, replacing several production distribution repair buildings that currently house auto shops, including the Marina Auto Body Shop at 585 Bryant St. The site is located next to The Palms residences and across the street from Hotel Utah.

The plans, filed with the San Francisco Planning Department last week, show the developer wants to build 55 studio apartments, 243 one-bedroom and 205 two-bedroom apartments. About 100 of units would be offered at affordable rents.

The project’s sponsors plan to invoke the state density bonus to build additional units, and close to 9,000 square feet of PDR space would be included. The architect for the project is Solomon Cordwell Buenz.

Strada Investment Group presented plans for a 500-unit SoMa housing project to the San Francisco Planning Commission Thursday — and the company is seeking fast-track approval.

The $200 million project, on three-quarters of an acre at 555 and 565-585 Bryant St. now home to industrial buildings, could total nearly 500,000 square feet, according to Will Goodman, managing director of the San Francisco developer.

It will include a mix of studios, one- and two-bedrooms with 20,605 square feet of production, distribution and repair space and 125 parking spaces. The project’s architect is Solomon Cordwell Buenz.

No action was taken at Thursday's meeting. Strada is seeking expedited approval for the project per the terms of the Central South of Market Housing Sustainability District’s approval process, according to a planning staff report. That process requires no formal approval from the commission, but rather a decision from the city’s planning director within 120 days of a complete application submission. The project is considered approved if no decision is made within the 120 days.

The planning director may only disapprove if it is determined the project will have an adverse impact on health and safety; if the application is incomplete; or it is not compliant with the HSD’s terms, which include a requirement that the majority of square footage be dedicated to residential use and a height limit of 160 feet.

Strada has also applied for the state density bonus, according to planning staff, which would permit a 42% increase in residential floor area and get the project to 500,000 square feet. The project will include 78 on-site affordable units, including four very-low income units, to comply with the state density bonus law . . . .

The Registry San Francisco has reported that Strada Investment Group purchased the site for their proposed residential tower at 555 Bryant Street in SoMa, San Francisco. Strada reportedly closed on the property for $44.9 million. The proposed building is expected to create 500 new rental units, including some affordable housing.

Of the 500 units, Strada will rent out 40 as affordable housing. Unit sizes will range between 74 studios, 228 one-bedroom units, and 198 two-bedroom units.

According to newer plans, the 160-foot-tall structure will yield 434,450 square feet with 304,700 square feet for residential area, 20,604 square feet for production, distribution, and repair facilities, i.e., PDR, and 44,200 square feet for the 115-vehicle parking garage.

Solomon Cordwell Buenz is responsible for the architecture. In updated designs, the firm shared that “along the Welsh Street elevation the use of masonry cladding has been increased at the base of the building adding to its apparent ‘heft’ while preserving the separation between the traditional masonry expression at the base and the highly articulated and geometric angled bay language of the upper portions of the building.” The facade makes a contemporary iteration of the city’s bay window vernacular, a popular theme in modern design for the city. The use of white metal panels will also remind many of the recently-opened MIRA Tower by the city waterfront, where Studio Gang designed a now-iconic twisted bay window exterior tower rising 422 feet tall.

Plural Landscape Architects will be responsible for the landscape architecture. The green space will include two second-floor courtyards and a rooftop terrace facing Welsh Street . . . .

New building permits filed for the project in February of this year estimates construction to cost $200 million for an average of $400,000 per unit. The estimate is not inclusive of all development costs. A timeline for the project has not yet been publicized.

The project’s zig-zagging exterior, offset every few floors, will be the latest addition to a series of contemporary reinterpretations of the bay window feature.

The 160-foot tall structure will yield 499,090 square feet, with 433,350 square feet for residential use, 20,600 square feet for PDR use at ground-level and basement level two, and 45,200 square feet for three-level vehicular garage. PDR, i.e., Production, Distribution and Repair, is the city’s term for industrial zoning. Unit sizes will vary with 74 studios, 228 one-bedrooms, and 198 two-bedrooms. Of the 500 units, 78 will be deed-restricted as affordable housing. Parking will be included for 125 cars and over 200 bicycles.

The property will include a PDR trade shop and eight townhome-style apartments at the ground level. The eight townhomes will be two stories tall, looking over Welsh Street.

Strada purchased the property last summer for $44.9 million. Demolition permits were filed for 555, 565, and 585 Bryant Street. Now, project documents from last month state that construction is expected to start in November of 2022 at an estimated cost of $220 million.

Agreed! I like the zig zaggy modern interpretation of one of the defining characteristics of SF architecture, the bay window. The windows are also inset from the white metal panels of the facade, providing extra texture. Gives it a dynamic facade that changes with different viewing angles and lighting. And since the facade is divided into 3 segments, it almost gives the appearance of three 16-story giant "rowhouses". My only gripe is that they did not extend the same window treatment along the sides of the building, but I think that's probably because they anticipate another building to go up next to it at some point in the future.

I also like that the parking ratio is reasonable (1:4) and is kept subterranean as to avoid the dreaded podium, and reduces this stretch of the street from 4 curb cuts to just 1. An important feature since this project is right next to the new 4th/Brannan Muni Metro station, so it's a good opportunity to optimize urbanism.

Overall, I think this project checks all the boxes as far as adding much needed housing, with an affordable component, while packaged in a high quality, detail oriented, urban minded design. One of the more underrated projects in the SF pipeline.

Strada purchased the property in 2021 for around $45 million. The plans made use of Senate Bill 330 to expedite the approval process and the State Density Bonus program to increase residential capacity above base zoning. New building permits estimate construction to cost around $220 million, a figure not inclusive of all development costs. Writing to YIMBY, Strada shared that “demolition is underway, and construction is expected to take about 30 months to complete. The project will provide 501 units of market-rate and affordable housing right on public transit as part of the Central SoMa plan.”

Once the demolition is complete, excavation will be required for the foundation and two floors of below-grade parking.

The distinctive design that will soon occupy the site comes from Solomon Cordwell Buenz. Its clean white exterior will be clad with oscillating three-story sawtooth bay windows. The organic topology is part of a trend in local vernacular, with another notable example including MIRA by Studio Gang. The H-shaped floorplans will create a dense bulk of housing from the 0.75-acre property, with a natural light well and open air for residences and two shared podium-top courtyards.

Plural is the project’s landscape architect. The studio writes that the building is crowned by a “large garden space with a variety of rooms carved out of lush raised planters. The rooms offer a range of amenities and atmospheres from intimate spaces lit by glowing fireplaces to an outdoor game room, outdoor bars, outdoor dining and lounge spaces.” Additional work by Plural includes three internal courtyards and improvements to the streetscape.

Thats going to stand out quite a bit over there - I'd say the final building height will be around the height of that crane?
