I think this quote really highlights the chicken and egg of land use and transportation
Today you can't imagine trying to move around South of Fraser without the Alex Fraser Bridge. But if that project was never planned and built, the land use South of Fraser would look very different today. (North Delta would probably look a lot more like South Delta)
These types of projects really drive the real estate market.
People (and the market) are driven to accessibility. Growth, and the type of growth, in an area isn't inevitable.

In the case of GMT, the bridge has already been promised, and development has been moving forward to some degree. A new bridge is needed, but I think there's still an opportunity to shape what future growth in the area looks like
