The Planning board just sent it back to the developer for minor setback revisions. Looking forward to seeing this one break ground.

I feel like this fabulous Saskatoon proposal got overshadowed by the flashy big city proposals on the last page, so I'mma repost it here.

It's a gimmicky design that's been played out in just about every city around the world in the 11 years since Aqua. But I suppose every city has got to have one of their own...

Still, the weird mix of glass seen in the rendering would make me concerned about the execution.

Fully agree, the 'wave' thing swept through Metro Vancouver a decade ago. While the effect can be somewhat striking it needs to be far taller to achieve that.

The design is cool and trendy until my city gets one, then every other one that comes after that is just a cheap, derivative knockoff

you've noticed that too eh?... It happens a lot on this forum. I like the Saskatoon proposal myself. it'll be a great addition if built.

Hmm count me out on that Sask Aqua knockoff. It's not even a homage or inspired, it's almost exactly copied, just 1/4 the height and likely executed with cheaper materials.

It’s never promising when the renders themselves are of such low quality.

Station Park is fun. Is Grandin 4 next to an airport? Looks like it should be. 200 Isabella , if bunker is what they are going for they nailed it.

200 Isabella is a Quadrangle project and looks nothing like one. Not like them to produce something like that.

Grandin 4 is what you see all over Vancouver and I for one love it.

We need far more good looking 4-6 storey.

I don't know how many there are in Vancouver but, there are a few dozen in development in Toronto. Few come close to the quality of One Bloor from those completed. (nevermind the overrated Aqua) We're all experts at wave designs. This ranks in the middle.

What do you love about it? I can't stand designs of buildings where the main floor is the same height as the floors above it. And it looks even worse in that design. If it were not for the balconies it would look just like a 3 star hotel in suburbia.

The massing is def what you see all over Vancouver for sure. Both Edmonton and Calgary suffer from a plethora of severely deficient exterior materials on our low-rises, and this one is no exception. It looks to be wood soffit, charcoal EIFS or stucco, beige EIFS or stucco, and white EIFS or stucco. Toronto, Vancouver, and all the other major eastern cities make heavy usage of brick, which elevates projects of this scale to a higher level.

Edit: To torontodrew's point, yeah I didn't even notice the ground level. Definitely a detractor too on top of the materials.
