I stumbled across this too, this is right behind the Safeway in Burquitlam.

Coquitlam - 551 Emerson St

Quote:
Concert Properties, in partnership with 43 Housing Society, is developing 100 new affordable rental units in Coquitlam, through the Building BC Community Housing Fund.

The rental building will include 308 units in total, with a mix of market (208 units) and non-market (100 units) rentals. In order to foster community and inclusiveness, all non-market units will be distributed throughout the building and will enjoy the same common areas and amenities.

The site is located in the Burquitlam neighborhood of Coquitlam, which is the westernmost portion of the city. It is near Burquitlam park, the Burquitlam Skytrain station on the Evergreen Line Extension, schools, parks, shops and services.

The building will be a 32-storey high-rise, comprised of a variety of unit types ranging from studios to 3-bed units in order to accommodate the target market of low- to moderate-income independent families and seniors. There will be approximately 7,000 square feet of indoor amenity space throughout the building including a ground level lounge area in the lobby, an amenity lounge, patio space, a fitness center, a study lounge and a flex/recreation room.

Excavation for this site is under way and construction on the building is expected to begin summer 2020.

I think this is one of the towers in the Burquitlam Park project- looks like they're building this rental tower and the YMCA now, and the 50-storey condo tower (if the height doesn't change) will come later.

I made a quick crude rendering of how the Burquilam/Lougheed skyline will be filling out in the next few years. CLose to 50 highrises coming to the area, plus the City of Lougheed will have 23 towers on its own when fully built out, 4 of them are going up now.

Some of the colours I couldn't change easily so they weren't meant to be red lol, but yellow means they are approved and started to sell or demolish existing, Red means they are in the application/proposal process and green means they are under construction, plus there are a lot of 6 storeys as part of the towers or just stand alones that are not shown or represented. There are also 6 towers for Whitgift gardens that aren't represented, was just getting too cluttered up there.

Thanks to Klazu for the original pic.

NW corner of Como Lake and Clarke. Developers are moving in fast now that the Oakdale neighbourhood plan is done- there's a couple other applications out there and the area is littered with For Sale signs. Really glad to see as the area is all SFHs- so far the older, affordable apartment buildings have been taking the brunt of Burquitlam's redevelopment and it's starting to turn into a really ugly situation. I'm honestly hoping for the city to pump the brakes a bit on those demovictions and let these million-dollar houses get knocked down instead.

Donnie and the Moj Discuss "unrecognizable" Burnaby

I thought this was interesting; while listening to Donny and the Moj on TSN1040 this morning (sports station for those who are unaware), they briefly mentioned the growth of Burnaby and all of the highrises that are springing up "like weeds" and how its becoming unrecognizable. It was neat to listen their perspective on the drastic changes occurring in Burnaby as they are both long time lower mainland residents, born and raised.

You can hear their 30 discussion on the topic at the link below at the 5 minute and 30 second marker. "VANCOUVER 1040 Donnie and The Moj October 15 2020 Hour 1"

Ledingham McAllister’s Highpoint in Coquitlam to rise 52 storeys

Quote:
Planning for new highrise homes like Ledingham McAllister’s soaring 52-storey Highpoint in Coquitlam started several years ago, long before the coronavirus struck. But as fate would have it, many of Highpoint’s innovations, such as setting the minimum size of units at one-bedroom and flex space or using the top of the tower for a common-area lounge, seem to be tailor-made for living through COVID-19 times.

These particular design decisions are proving popular with those visiting Highpoint’s display suites on Clarke Road, a few steps from the Burquitlam SkyTrain station on the Evergreen Line.

...

The market today is different from the last decade, Wong said. “When the market was going through the roof from 2012 to 2018, anything sold. But now we have to be more intentional about product design. Who are we designing this for? We are back to things that people care about and what they care about in terms of how they live.”

Highpoint owners can easily walk to grocery stores, restaurants, banks and medical offices while having access to nearby trails for hiking and biking as well as Burrard Inlet in nearby Port Moody for paddle boarding and kayaking.

...

Project Address: 518 Clarke Rd., Coquitlam

Project Scope: A total of 303 one-bedroom and den, two- and three-bedroom units in a 52-storey concrete highrise building located on SkyTrain’s Evergreen line in Coquitlam. Close to SFU, Lougheed Town Centre and Burquitlam shopping. Floor plans range from 632 sq. ft. to 1,006 sq. ft. All homes have access to 11,000 sq. ft. of amenities on three levels, including the Sky Lounge on the tower’s top floor.

Prices:Two-bedroom units starting from $534,900

Developer: Ledingham McAllister

Architect: IBI

Interior Design: The Mill

So are SoCo and Highpoint possibly moving forward soon? Both have been approved and had their sites cleared for probably close to a year now...

Highpoint was put on hold for a while and is now starting sales. I imagine it will be a while before construction starts.

SOCO, they keep saying the first tower was sold out and are now selling tower two, it
AFAIK is being built in phases, Phase 1 will be two towers and a large podium for retail and office. I imagine it will start in the new year once they get sales for tower 2.

There is also Meridian just next to Highpoint to the south that was put on hold and is still on hold and another one kitty corner to it that is also on hold.

3777 Kingsway Telus’s boot

Quote:
The applicant is seeking to largely retain the 21 storey Telus tower, referred to as The Boot" while removing other existing structures on site to allow for the delivery of a high-density commercial, residential and retail mixed-use development. The proposal envisions four high- rise towers atop mixed-use podiums with activated street frontages along Boundary Road and Kingsway; improved site circulation and underground parking; and open space amenities.
Pulled from bby city council meeting for Oct 26th.
