Really? More like 50/50.

What's annoying is why bother having the roller rink close down if they weren't even close to starting?! It's irritating when developers do this. Two have done this in white rock.

Ya that's annoying. In the end at least they are still paying property taxes.

New application submitted on the site:

Rezoning from C-8 to CD, and a Development Permit to allow for the construction of 383 residential units and 8789.25 sq. m. of commercial floor area.

Sounds like 10-15 storeys of office with 30-35 storeys of residential above.

Wonder if it's still student dorms and college space, or if they've switched to all office and market / rental residential (no longer GEC education mega centre).

Great news about the potential height increase. They appear to be adding more commercial space (8,789.25 sq. m. compared to the older application) implying there is a major office/hotel component. The old application slated floors 8-20 for hotel on top of the 6 storey podium.

With the expected number of residential units and averaging 8 units per floor as per the previous proposal, and adding the 6 story podium, this tower looks to achieve 55 stories consistent with its older proposed height. I rather have them waffling back and forth if it means there is a height increase.

With that many units and amount of commercial space, and given the size of the site (which will become even smaller with a road and lane dedications), it sounds to be in the 40-50 storey range.

For comparison, the previous 55-Storey proposal had:
  • 456 Hotel / Dorm units
  • 486 sq.m Commercial
  • 10,613 sq.m Institutional

If we estimate a maximum of 10 units per floor we are looking at about 38 floors of just purely residential. 8 units per a floor would bring the floor count up to 48 floors. If they decide to do a mixture then it would be somewhere around the middle 42-43 floors of residential. About 800sq m per a floor of commercial would be around 11 floors of commercial theoretically.

Weststone was contracted since day 1.



I didn't know that it was named "City Parkway" although.

Just did some more digging for any 2020 articles that I could find. Found some sources that the building is stated to be 49 stories. Also, it will be a complete redesign by the looks of it.

An article from today on the Peace Arch News website. They say the existing roller rink will soon be demolished for a 49 story building. The thread title says its 39 floors, is there a confirmed number of floors for this?
