I have been trying to make sense of the orange crane on top. The main tower crane was removed some time ago and I am not sure what that is being used for.

It looks like a derrick crane used to remove the bigger crane (which is usually done with a truck-mounted crane).
Maybe they weren't allowed to close Joyce traffic so they had to use a derrick crane?

The new Masonic Centre at West 8th Avenue looks massive from street level on West 7th with the current concrete shell. Should be interesting to see it finished:

It’s a little ironic that the demands of our personal lives prevented Hannah and I from covering the last two public hearings, as they proved to be among the most controversial in Vancouver’s history. I think our regular readers knew that the 28 floor proposal at the old Broadway Denny’s was going to face an extreme reaction, but even we didn’t expect how close the vote would be. In contrast, it was hardly shocking to see a proposal to create a four floor rental building in Shaughnessy led to a passionate turnout.

This hearing will also focus on rental housing, but we doubt it will draw anywhere near as much as attention. The first item deals with a rather technical matter, and we imagine very few people will be interested in the second item as it seeks to replace a badly damaged structure on Kingsway with a six floor building. Located across from the Rio Theatre, the site of item 3 also sits vacant as an early concept was approved three years ago.

However, this amendment now seeks to abandon the strata housing allowed by that decision. In return for two more floors, it will convert all of its home to rental housing, with 20% set at below-market rates. Item 4 proposes something similar, as it abandons the strata housing allowed here under the Grandview Community Plan (pg 102), but hasn’t requested any added density in return. Unfortunately, that hasn’t calmed the opposition to this project, which includes a local business, and a private neighbourhood group.

In contrast, as the only people who will be displaced are those who sold these homes, it has won the support of the grassroots organization Abundant Housing Vancouver. Still, we expect all of these speakers will easily be heard before the night is over. Which is fortunate, as the only item on Thursday’s agenda may draw far more interest, as it will likely become a landmark in our city

Backlash Expectations

Item #2 – 1247 Kingsway – Very Low
Many will welcome the development of this burnt out building

Item #3 – 1649 East Broadway – Low
A switch to rental housing might draw attention, but this small addition won’t spark much concern

Item #4 – 2336 – 2366 Charles Street – High
Those opposed include a neighbourhood group, a local business, and a few very abusive individuals

I noticed a rezoning sign on E Braodway just a couple blocks west of Nanaimo is now a "coming soon" sign for some condo with a weird name, starts with a P.

Will be the first of what appears to be many new developments in that stretch, judging by the rezoning signs that are up along that part of E Broadway.

Popolo. There's 2 approved and two in the application stage at that corner. Around 300 units.

ah thanks for thye name, i just saw it today and I was just drawing a blank. That area will finally see some decent density, people might not be happy but that close to transit really needs it.

The wall : window ratio on the tower is just shocking - worst I've ever seen. The new energy code wants us to live like bugs.

Square peg, meet round hole.

Time to stop building glass towers if were going to be using 75% panels and not glass.

Its ridiculous.

For an existing example of this, look at the building at Fraser and Marine.

It has like 16 inch wide windows and the whole thing is wall or panels.

Time to change up the tower concept is this is what it takes to reach energy guidelines.

Punched windows are pretty standard but the size and placement are up to the architect to a large degree. Years ago we were talking about a throw-back to 60's apartment design with more interesting envelope applications, potentially.

We're building a 6-storey and designing an 18-storey with what I believe to be generous windows under the current Green Buildings Policy for Rezoning. More or less up to the team to decide a strategy / marketability / design.

the sign has been changed and now says "poo" when I drove past on wednesday, they seemed to have used easily removeable styrofoam or something like that for the lettering

I'd rather see the 60s style of bands of windows (spandrel above and below) than full panel windows and full panel spandrel.
Wraparound balconies seem to be used a lot in Burnaby, but not in Vancouver.
