If you are interested in selling, my advice would be to seek out the services of a Commercial Real Estate firm. Putting your property on the market is likely to garner the highest value.

Genstar and "pedestrian friendly streets" being even remotely associated with each other is very laughable. It seems the very first thing that gets value engineered out of any new residential development is the sidewalk. Will be interesting to see if Summerlea is any different.

It seems like there is no plan to upgrade Gunn Road as the "vision" for any upgrades would be to have Chief Peguis Trail continue east to the Perimeter. If you travel east on Springfield from Lag to Plessis you can see the CPT land reverse to your left. It runs at a bit of an angle towards Springfield and would seem to meet up with Plessis at approximately the same location as Springfield.

The other piece of the long term vision is to relocate HWY 15 a couple miles north between the floodway and 206 so that it can be turned into a four lane highway. This would be in keeping with a lot of the highways just outside Winnipeg including 7,8,9 and Henderson where they are four lane roads. Due to the proximity of the CN main line and the amount of permanent buildings on the existing HWY 15 right of way an in place twinning is not financially viable. The added bonus is the relocation would align with the vision for a Winnipeg inner ring road network. And often unspoken piece on the inner ring network is it will include a limited number of limited access, high speed routes connecting the inner ring with the Perimeter.

In the precinct plan, they talk about and show CPT. They've reserved a strip of land on the south side of Gunn for this. Although they also show a set of traffic lights on the future CPT at Redonda.

Ridiculous speed limit on Transcona Blvd. near Plessis!

Gunn Rd is a joint jurisdiction road between Winnipeg and the RM of Springfield. As the dividing line runs down the center of the pavement the City of Winnipeg needs their approval to do any upgrades. It took forever to get a funding agreement just to pave it a few years ago.

If there was not provincial infrastructure money announced in 2009 it would probably be a gravel road that gets graded once or twice a year as the RM did not see the need to spend money to pave it.

I can't see the current government giving more money to upgrade it anytime soon.

Ya painting those sections black where they didn't put large windows in was a good idea because it keeps the grid form nice and regular and almost just looks like super dark shades pulled down over a window.

I was kinda hoping they would do something to refresh the crown of the building. Something clean and seamless to hide those large vents and give the top of the building a more contemporary look. But I don't think they will want to dump too much money into something purely aesthetic.

Never understood the design of many newer schools, devoid of natural light and windows and made to look more like prisons than places of learning. Even many of the older schools have been retrofitted removing what once were large windows and replaced with tiny non opening windows, went to school in one like that myself, felt more incarcerated than an open place of learning!

Hey Viking! Doing great (even with this conversation which i think i've been left playin ball alone. can't imagine why - it was so heartwarming)

Had a great trip back to the Peg few months back (thankfully pre-covid times). Some really great developments over past few years. The quality of urban life dowtown seems massively improved from say, 15 - 20 years ago. But at the same time still feels very much like the self-defeatist city i grew up falling in love with still struggling to prove itself (short-city-syndrome?). I miss home.

Heating and maintenance costs, presumably. We had no windows at all from grades 4-6, nor any interior walls - it was the "Open Area" fad of circa 1970. We didn't even really have a desk to call our own; we floated around like little modules in our modular world. That said, it all seemed normal at the time and I don't remember wishing there were windows.

Yeah, it became all about energy efficiency and chasing LEED designations until all of a sudden fresh air coming through windows suddenly mattered again.

It’s not so much opening windows but natural light which many 70’s-90’s schools lack!

Schools are typically biq squares from that era. So if you're not along the outside, no sunlight for you.

The schools I went to (from that era) all had windows in the outside wall classrooms. Mostly small windows in the corner. High school had long, thin windows near the ceilng.
