Stratford took a big jump in population when the last census numbers came out. It'll be interesting to see where they are when the next census is done. Another healthy increase no doubt.

Stratford Glen Stewart Drive Extention

A few years ago, the province proposed a roundabout at the intersection of Glen Stewart Drive and Stratford Rd. The proposal didn't fly and an alternate solution was brought forward
and that was to extend Glen Stewart Dr to attach to MacKinnon Dr. and Marion Dr. The reason was that Glen Stewart Drive has two schools on it and bus traffic was a concern.
The project is nearing completion. The pavement is in place with curbs, drainage and lighting. So I suspect it will be ready for the Sept 8th school start.

Indigenous Urban Centre

Just a photo of this IUC building on Water St. I always use it as a
"rub-in-your-face" to the antagonists against any waterfront development as this baby was met with no opposition from these folks. But there it sits.

Stats Can says 10,973, I say 11,000+ anyway.

Me too!! Maybe they are having problems getting one in this Covid era. There is a lot more of the building to go up and a tower crane I would think would have been the best option. Not sure why they are not using one.

To add to what I said above, along with another three floors, there is a penthouse to go on top of this too. Total height is about 130 ft. so will this crane reach this high? See the first picture, the crane is on the left.

A crane is now in place. Work is continuing with the basement/garage being prepared for concrete on the floor.

University Multi-Function/Residence

More steel going in today and will be for awhile. There is another two floors to top the building off.
It is graded so to have 9 floors on the front and 8 eight floors on the back.

King Kar Site Prep

This is across from the John Yeo Plaza. The site prep is nearly completed with
sewage/water infrastructure in place.

Property Located at 68 Queen St. Charlottetown


"The Planning & Heritage Department has received an application to demolish the building located
in the 500 Lot Area at 68 Queen Street. This building is not a designated heritage resource and is therefore not protected under the Heritage Preservation Bylaw."



Coles Associates found and recommended:

".....there is a very strong case to support a decision to demolish the existing structure at 68 Queen Street and replace it with o structure composed of modern-day building systems and elements, which are tastefully integrated into the history of its location downtown Charlottetown".
...."None of the above is insurmountable from a design or planning perspective, but the design challenges and the resultant impact on capital costs are clearly evident".

Unfortunately,

It was agreed there may be many ways to develop this building in a manner which is both sensitive to the historic quality of the building and its contribution to the streetscape while serving the needs of the owner.

MOVED AND SECONDED THAT THE APPLICATION TO DEMOLISH THE BUILDING LOCATED AT 68 QUEEN STREET, PID# 336982, BE
RECOMMENDED TO COUNCIL FOR REJECTION.


Originally it was to be demolished and replaced with:



So much for building for the future in the downtown which may hinge on Covid19 and how many people live in the core.

They voted against demolishing this building???

If they want to see the current building renovated and refurbished, I completely disagree with them. There is no architectural or historical merit to this building. It is really little more than a shack.



In your photo, the walls and the roofline seem somewhat askew. I fear for it's structural integrity. I imagine that any attempt at renovation will require a lot of money to ensure the building won't collapse.

I however do agree that the proposed replacement building would not have fit in well with the current streetscape. I object to the lack of height (should have a 3-4 storey facade at least), and a better attempt could have been made to integrate the building with more traditional red brick, and more traditional appearing windows. Lower Queen Street is one of the more historic streets in Atlantic Canada, and it's integrity is worth preserving.

Maybe if the developer made a reapplication for demolition with a more appropriate replacement building, they would be more successful the second time round.

The engineering firm indicated this:
- numerous intermediate structural members causing the interior of the building to be in restrictive in spans.
- has differing floor elevations within this specific space.
- the building has undergone numerous renovations and remodeling using o variety of materials inside and out.
- replace most if not all of the deteriorated exterior elements.
- the building is not barrier free compliant internally nor is access from the street readily accessible.

The council all too well knows of the poor condition of this building as outlined in the engineering report. I agree with you that the developer should try again with a more historically matching facade with the buildings on that street. The once vacant lot where the Starbucks is located in now which is across the street, is a good example of achieving this. Hopefully they will try again as it includes in the application, 4-5 story apartments which would benefit local businesses in the core.

I’m not sure if anybody has been following what’s been going on in downtown Summerside, but the city purchased 4 buildings and is set to demolish them and act as a developer to revitalize the area. The former Regent, Cooke Insirance, Crockets Jewelers and RBC Bank at the buildings in question.

In other related news, the city is trying to deal with their most visible derelict building. They have reached a MOU with APM regarding the former Holland College building.

Personally I think this would be an ideal place for Kent to relocate to, rather than the land that Irving purchased across from Walmart in Granville Street. This would create a large vacant property prime for redevelopment in the heart of downtown. With many people calling for a grocery store to return to downtown, this would be a perfect location. The rest of the property I see being a perfect fit for a proposed Police/Fire/Rescue station similar to the one just built in Stratford. The city had talked about building such a facility years ago but never ended up making any concrete plans.
